This exceptional nine-acre plot is bordered by rolling fields and woodland just outside the Wealden village of Wartling, near Battle. Planning permission has been granted for a contemporary four-bedroom home of around 3,600 sq ft (with the potential to increase), designed by Kent Design Studio to make the most of its orientation on south-facing slopes and position over a private lake.

The Tour

From the quiet country lane that joins the villages of Boreham Street and Wartling, a tree-lined driveway leads along the northern banks of the private lake, past an existing lakeside cabin, to the site of the proposed home.

The design replaces a u-shaped former agricultural barn, retaining the symmetry of its form and projecting gables with the addition of simple but dramatic fenestration and oversized openings. The vertical timber slatting is also inherited but is reimagined in contemporary fashion with options of bare wood, black-stained, or Su Shugi Ban finishes.

The main entrance will be set at the southern end of the house, opening to a wide, roof-lit entrance hall. A dividing wall will provide a seating area opposite a guest WC and cloakroom. On either side of the wall, three bedrooms will be arranged; two front facing with the largest at the rear, all en suite.

The entrance corridor will continue to the centre of the plan, where the main living areas will be arranged in an open plan. Bathed in the light of massive front-facing glazing, the design would place the kitchen around a large island, moving past a central chimney in cast concrete to dining and living areas. Steps would lead up from the kitchen to a mezzanine area with a snug and gallery room overlooking the void. Sliding glazed doors would open onto the front terrace and external dining area.

The principal bedroom suite is proposed at the northern corner of the plan, enjoying a private terrace and views across the lake. A mezzanine dressing room is to be positioned above. Opposite, a gym will be incorporated with a sauna and steam room, though this room could serve as a generous fifth bedroom.

Outdoor Space

The picturesque plot is situated just outside the aonb and comprises a little over nine acres. Six of these take the form of sloping south-facing paddocks, which drain towards the lake and have been investigated and suggested as ideal for growing grapes. There are two more acres of private woodland to the east of the paddocks: The private lake, which is stocked, measures around three-quarters of an acre.

Electrics and water supply are in place, and in addition, there is a private borehole. No public footpaths go through the land.

The Area

Wartling is a small historic rural village. Ninfield, approximately nine minutes’ drive away, has a village shop, and there are several good country pubs nearby, including the Lamb Inn at the end of the lane. The larger town of Battle is some eight miles and has a good range of shops and a mainline station serving London Charing Cross (journey times approximately 80 minutes). The coastal town of Bexhill-on-Sea has even wider offerings, and Eastbourne is around 15 minutes drive. Eastbourne is also easily reached to the south.

Bexhill is the home of the celebrated De La Warr Pavilion, one of the few Grade i-listed Modern buildings in the UK. Designed by Mendelsohn and Chermayeff in the early 1930s, it has been refurbished in recent years and is now an impressive contemporary arts centre.

An excellent selection of state and private schools are within reach, including Ninfield Primary School, Bexhill Community College, Bede’s, Eastbourne College, Battle Abbey and Vinehall.
