House For Sale £150,000
Keighley Road, Halifax HX2

Description
Are you looking for a nice home with great gardens, a lovely outlook and a fabulous view? This semi detached home offers far more than you might notice at first glance. For a start, it's not actually on Keighley Road, but rather overlooks a green space off Whitehill Drive. The good sized accommodation boasts two double bedrooms which some people have divided to create a three bedroomed home, such is the size and flexibility. Fixtures and fittings provide the crossover of modern and traditional, with a lovely wood burning fire stove to go with the gas central heating, the uPVC double glazing, the modern kitchen and shower fitments... However, it's outside that we think a this house really does come into its own. The side garden in particular is a good size, offering a great family space, and extension potential for those looking to the future, subject to the required consents, of course. Positioned as it is, that outlook over a nice open green space sits in front of the far reaching views which can be seen best from the upper floor. With access to local supermarket, schools, and the Halifax town centre quite easy via Keighley Road, this is one you really shouldn't miss.

EPC Rating: C

Location

Leave Halifax along the A629 Keighley Road. Proceed along this road for approximately two miles, passing Morrison's supermarket, and continue on up round the bend. Once the road levels out, turn right into Illingworth Road. Turn right again just before the shops into Moss Drive, and then first right into Whitehill Drive. At the t-junction turn left, where the house will be found overlooking the public open space. Postcode: HX2 9DN.

Entrance Hall

A welcoming hallway with a window to the side and stairs to the first floor. There is a useful storage cupboard here, too.

Through Lounge And Dining Room (6.42m x 3.82m)

The central focal point of this good sized living space Is the brick chimney breast and fireplace which houses a wood burner: A great feature which provides that warm glow, particularly in winter. The room narrows a little to 2.73 metres in the dining area, as you can see on the floor plan.

Kitchen (2.93m x 2.81m)

Fitted with a modern range of grey, high gloss base and wall units with contrasting work surfaces and surrounds. There are integrated cooking appliances including a four burner gas hob and an electric oven, along with a sink unit with a mixer tap.

Rear Porch (1.96m x 1.19m)

A great place for coats and shoes, but with ample space for a chest freezer, or perhaps an American style fridge. We personally think this would make a great utility room.

First Floor Landing

With useful cupboards and a frosted window to the side gardens.

Bedroom One (4.70m x 3.02m)

A good sized double bedroom which has a traditional tiled fireplace and solid grate, purely decorational these days. The outlook from this room is lovely, and those far reaching views can be seen from the windows. There is a useful storage cupboard above the bulkhead, too. Some people within these houses have divided this room in two, making a three bedroomed home, and we can understand why. We really love the size and shape of it now, though. The room extends to 5.75 metres, as shown in the floor plan.

Bedroom Two (3.34m x 3.28m)

A second good sized double bedroom, this one to the rear, again with a nice aspect which looks along the gardens to the public open space to the back. The open floorboards are just waiting to be sanded and stained or varnished, and you will note from the floor plan that the bedroom widens at the entrance.

Shower Room

A nice wet room with a walk-in shower and a wash basin. The walls are tiled and there is a useful cabinet over the wash basin, along with a heated tower rail to the drying area.

WC

With a low flush suite.

Garden

The gardens here are a real surprise. They are lower maintenance, but provide a great degree of space, either to use or to extend into. The front garden is finished with pebbles and provides a lovely approach. The rear garden is mainly paved, with some flower beds and a useful garden store. The side garden is the real crown jewel of this particular home, providing a large fenced garden for that degree of security, particularly when considering younger children. There's a slightly raised seating area with artificial turf, here, too. There's a summer house and a store to round things off nicely. Of course an extension may require planning consent and would need building regulations approval.
