The site is adjacent to Trentham Lock on the Trent and Mersey Canal, between Trentham and Barlaston. It consists mainly of attractive historic woodland, which was originally part of the Newpark Plantation. Newpark was a farming property within the Trentham Hall estate and was tenanted by Mr Isaac Aston in the early 1800s. The area of woodland offered for sale was separated from the remainder of the Newpark Plantation when the railway was built. It is now a wonderful haven for wildlife and is scattered with bluebells in the spring.

To the south west, the land has an appealing frontage to the offside edge of the Trent and Mersey Canal, extending to approximately 85 metres. The canal corridor is a Conservation Area, and is frequented by ducks, swans, moorhens and other wildfowl. The canal, which was completed in 1771, is at the historic heart of England's waterways, largely thanks to the investment of Josiah Wedgwood. His pottery was originally based nearby, in Etruria, before moving to Barlaston in 1950. The location is an excellent base from which to enjoy cruising narrowboats, walking, cycling, or paddling around the canal network.

Opportunities

The land is mainly suitable for leisure purposes, but there may be scope to operate a smallholding subject to planning permission. The canal frontage may offer potential to create one or more narrowboat moorings subject to Canal & River Trust approval and licencing, indeed some years ago there was an approved private mooring on this bank. To the south of the lock, across a small stream, the plot adjoins a disused car parking area for the World of Wedgwood heritage visitor centre, where a proposed marina development has been approved. The proximity to this proposed marina provides scope for the purchaser to offer amenities or appropriate low impact services to boaters, subject to planning permission.

Viewings

The land can be accessed without an appointment via Trentham Lock, or by appointment via the gate off Boscombe Grove. All viewings are to be undertaken at your own risk. Please take particular care when crossing the canal and when exploring as there is uneven ground and undergrowth throughout the site. Please do not cause damage, set fires, or leave litter.

Tenure details

The land is divided into three separate titles.

1) To the north near Boscombe Grove there is a lightly wooded area of 4.08 acres including some self-seeded oak trees and ash trees. This land is Freehold.

2) The next area is 1.77 acres. The woodland and undergrowth here is considerably less dense. This area has been held by Possessory Title since 2017. There is potential to upgrade this title to Absolute in 2029. Indemnity insurance may be available to cover any associated risks. There is a 132 kV pylon line running across this area, which is subject to a wayleave. Within the boundaries of the land there is one small pylon (c. 25-30m high) and one post. These attract a small annual wayleave payment.

3) To the south, the third area extends to 3.27 acres. This area adjoins the sluice which carries excess canal water around Trentham Lock. It consists of attractive mature woodland with excellent potential for appropriate management. There is a pleasant outlook over the lock and sluice channel. There is a small stream close to the southernmost boundary of the site.

Notes

There are no services to the land, however, there is potential to introduce an electricity supply to the site via Boscombe Grove. The railway runs along the eastern boundary of the land. This is securely fenced. A buried gas line runs along the edge of the site adjacent to the railway. British Coal previously extended mining operations below ground in this area. Please carefully review the details in the Legal Pack which cover restrictions on the use of the land close to Boscombe Grove. Buyers looking to apply for more than one mooring or a small wharf would need to submit an application to the Business Boating manager at the Canal and River Trust and this would be subject to planning permission. Note that planning permission has been approved to build a marina immediately to the south of the site in the Wedgwood estate. Development of this marina may impact on boat traffic and water management and may therefore affect the Canal & River Trust's appraisal of mooring applications for the land. Potential purchasers should satisfy themselves regarding the presence of tree preservation orders throughout the site.
