House For Sale £1,350,000
68 Hints Road, Hopwas, Tamworth B78

Description
On the edge of the village of Hopwas, Oak Tree Farm is tucked away down a private drive and overlooks the river Teme at the rear. The whole plot is approximately 2.5 acres and is on a green belt and in a conservation area so unlikely to ever be spoiled with new development.

It has been run as a 5* bed and breakfast, with a Trip Advisor rating of 4.5 and most comments reflect the superior size of rooms, peaceful setting, and comfortable beds. With a choice of two pubs within easy walking distance, it’s about as perfect as a high-class bed and breakfast could be.

The main house has an entrance hall with a cloakroom, and a door to the beautiful, light, cosy reception room for guests to relax. Comfy sofas flank an impressive brick fireplace with a log burner, so winter evenings will always be snug. Patio doors open to a terrace and give a great view of the garden beyond.

The dining room is set with small dining tables with sumptuously upholstered chairs, adding to the touches of class that run throughout this property. It also has a large brick fireplace with a log burner, and you can imagine Christmas dining here feels like being in a grotto.

The door to the swimming pool is from the dining room. Set with chairs for relaxing around the edge and with windows running the length giving views of the garden, it’s a wonderful place to wind down ready for the evening and relax in the last of the sun.

The functional kitchen has old beams exposed and a red tiled floor. A great-sized utility and storeroom are next door, giving ample storage space.

Stairs from the dining room take you to four of the rooms. The remaining rooms are in another two properties, both converted from original farm buildings. One is two-storey with three rooms above and below, and the other has four rooms on the ground floor. Most of the rooms are of superior size and all are ensuite with a bath and/or shower. They are all individually designed, boutique-style rooms. Four rooms have very modern décor with kitchen areas; the other 10 are more traditional, including one with a four-poster bed. The bathrooms are all modern in design with white sanitary ware and tiling to shower areas and splashbacks.

There are two small paddocks and more pasture available if wanted. Ideal for small ponies, sheep, goats, or alpacas perhaps, if that’s part of the dream.

All the furniture, fixtures and fittings are included in the sale should the new owners want to carry on with the very successful B&B business. Arrangements can be made for dispersal if the property will be for different use and not needed.

If new owners want to continue the bed and breakfast business, then this property is ready to go immediately, including an established reputation with several repeat customers.

Of course, new owners may want to do something completely different. Maybe changing to a residential dwelling – it’s perfect for transforming to multi-generational living, with options for separate accommodation. Perhaps new owners would want to live on-site, take part of it for themselves and still have rooms to let. It could be converted to three or more separate dwellings, or totally redeveloped. Any option would be subject to relevant planning.

Hopwas village has three pubs within walking distance, all highly rated and serving good food for lunch and evening meals. There is a superb infant school in the village and easy commuter links to nearby towns. There are many local walks, including Hopwas woods – ancient woodland with swathes of bluebells in spring and rhododendrons. With 385 acres available, it’s a walker and cyclist’s heaven.
