House For Sale £675,000
Chitty Lane, Chislet, Canterbury, Kent CT3

Description
If living the ‘rural idyll' is your dream, then the charming this property on the outskirts of Chislet could make it a reality. Although this four bedroom cottage has its origins in the late 1780s it is not Grade II Listed and has been sensitively modernised and extended in recent years. The cottage is set well back from the road in an elevated position and surrounded by farmland. There is a gravel driveway providing off road parking for about four vehicles and a double garage as well as steps up to a pathway, flanked by a lawn and shrub borders, that leads to the oak framed porch and lovely oak front door. The delightful hall includes limestone flooring that flows through into the new kitchen/diner and utility room as well as the recently-installed oak staircase and multi-pane oak French doors to the spacious, dual aspect lounge. This has three double-glazed multi-pane sash windows and French doors to the terrace as well as an impressive brick fireplace with a wonderful oak Bressumer beam, made out of an old oak tree from the original garden. The new kitchen/diner is really special as it has two sides of windows and French doors to the terrace, providing the most stunning views across farmland as far as the eye can see. There is plenty of room for a large table and chairs as well as an impressive central island/breakfast bar with a solid wood worktop, a range cooker and specially made units housing other appliances. This area also includes a study and modern cloakroom as well as the utility room with its fascinating oak framed original leaded light window. Upstairs there is a contemporary family bathroom and a single bedroom, that would make an ideal nursery or office, as well as three doubles that all have wonderful panoramic rural views including the first bedroom with its trendy en-suite shower room.

At the side of the property there is a delightful terrace with limestone paving that literally stops at the edge of the surrounding fields. However there is the possibility that the local farmer might be prepared to sell some of the land to provide for a garden area and/or paddock perhaps for a pony. The fields are south facing so have the sunshine all day.

What the Owner says:
We bought this property some years ago and have been delighted to extend and update it to become the charming home it is today. However we have decided to move nearer other members of the family and hope new owners will be able to enjoy everything we have done here. The location is delightful and, because Chitty Lane is a ‘horseshoe' road with both access points on Church Lane, it is very quiet as the only traffic is for the limited number of properties along the lane. The beautiful church is Grade I listed and the adjacent Chislet Centre village hall includes a number of regular activities. We are not far from Upstreet with its convenience store and post office. In fact we can actually walk across the fields to Grove Ferry, while in the other direction there is the picturesque hamlet of Marshside with the renowned Gate Inn pub and restaurant. For those who enjoy fishing there is the Marshside Fishery with its two lakes covering seven and a half acres and these lakes are well stocked with a variety of fish including carp, tench and bream. For riding enthusiasts there is the Marshside Riding Club in nearby Maypole that also includes the excellent Prince of Wales pub and restaurant, while commuters can use the mainline stations at Sturry or Herne Bay.
If you like watersports there is sailing and jet skiing in Herne Bay and golfing aficionados can enjoy the nearby Whitstable and Seasalter or the Chestfield golf clubs.
