3 bed Flat For Sale £499,950
Westwood Hill, Upper Sydenham SE26

Description
Huge three bedroom second floor flat - of 1026 square feet - with a leafy outlook and a Freehold-share, within a grand Victorian villa in pretty Upper Sydenham/Crystal Palace borderland. The flat is being sold with no onward chain - lucky you!

It’s a green yet well-connected spot. Your local parks are Crystal Palace Park (walk but a few minutes) and Sydenham Wells Park (both a five minute walk), and historic extensive woodland is also local.

You’re within easy reach of three stations. Sydenham is the closest - walk 12 minutes. Then you’ve got Penge West and Crystal Palace (crossing the park) - both a 15 minute stroll.

Open the main (original) front door, and take the stairs to the first floor and your own front door - set to the left of the landing. Once in, you have a surprisingly generous hall with loads of under stairs space for coats, shoes and stuff. An impressive stairwell (with large sash window lighting the way) delivers you to the second floor landing.

To the rear of the flat you’ve got an independent kitchen (basic fitted units here; it’ll be a nice one to renovate/make your own) and a big and bright reception room - of over 18 feet by over 16 feet. You’d struggle to find a house with a room of this scale! Welcome features include the stripped floors, picture rail, coving, large windows and feature fireplace.

A neat internal bathroom (with white suite and over bath shower) is accessed from the landing, next to the kitchen.

To the front of the wide building, find your three bedrooms - these are varying sizes (over 11 feet by over 9 feet, nearly 10 feet by over 7 feet, and over 14 feet by over 11 feet) - all taking double beds, and enjoying leafy vistas. All the bedrooms and the reception room have smart double-glazed windows.

What’s about? Crystal Palace Park is an amazing one - with (Listed) National Sports Centre nestled in there, plus a maze, lakes, a farm, gardening college, and even dinosaurs! Sydenham Wells Park is a far smaller park but lovely all the same.

Dulwich Wood - together with the adjacent Sydenham Hill Wood - is the largest extant part of the ancient Great North Wood: A natural oak woodland (the history bit: The two woods were separated after the relocation of The Crystal Palace in 1854). The Dulwich Wood House has a country pub feel and large garden, a short walk away.

Sydenham and Crystal Palace are close for independent high streets. In Sydenham we like Cobb’s Corner cafe and Ghurka’s (Nepalese deliciousness). Crystal Palace is famous for its triangular high street area known as ‘The Triangle’. Here we like Joanna’s and Numidie (with cute downstairs bar) and for pubs: The Alma, Sparrowhawk and Westow House.

Gipsy Hill, East Dulwich, Dulwich Village, Forest Hill and even Beckenham are close too for more options.
