Four Bedroom Detached Property for Sale In Staverton

description Staverton sits on the edge of the Northamptonshire and Warwickshire borders and is surrounded by countryside that is enjoyed by the 500 residents who live here.

Howletts End is a fabulous house in a lovely village but to fully appreciate all that it has to offer, please call the friendly team at Campbells to book your viewing slot.

Accommodation With circa 2000 sq ft of internal living space, this well proportioned property provides comfortable living space and benefits from an abundance of natural daylight throughout.

The downstairs living space is fabulous and comprises an exceptionally spacious sitting room, a lovely garden room, a dining room, a study, a fitted kitchen, a utility room and a very handy WC.

The feeling of space will be apparent from the moment you step into the large and welcoming hallway and the theme continues as you explore all that Howletts End has to offer.

The sitting room is dual aspect, with a large bay window at one end and double French doors opening into the garden room at the other.

The garden room was erected over 10 years ago and is a fantastic addition to the property, being a generous sized room with views over the immaculate and very private large rear garden.

As with the sitting room, the dining room also benefits from a bay window. This not only guarantees plenty of natural light but also allows for a very appealing outlook to the eclectic bunch of properties that border Croft Lane and to the open countryside stretching into the distance beyond.

The kitchen, with views over the aforementioned rear garden, benefits from a wide array of fitted units and cupboards and has a very useful serving hatch through to the dining room.

Walking through from the kitchen takes you into a little lobby with a door opening out on to the garden and patio. To the right you will discover an excellent utility room that doubles up as a boot room and adjacent to this is the downstairs WC.

Concluding the selection of downstairs rooms is the study, with ample room for a large desk and chair and cupboards if required. This room could equally be utilised as a playroom, music room or studio, depending on your particular needs.

Taking the stairs to the first floor you will find a large landing area from which the four double bedrooms and family bathroom all lead.

In keeping with the theme of the principal downstairs rooms, the main bedroom is very light and spacious with fitted wardrobes and benefiting from a very pleasant en-suite shower room.

Bedrooms two and three are both good size doubles and each enjoys views over the enclosed rear garden, whilst bedroom four is another comfortable double at the front of the property.

The family bathroom consists of a bath, a standalone shower cubicle, a hand basin, bidet and low level WC

outside Howletts End sits in an elevated position with a wide driveway to the right in front of a very large double garage.

The driveway is large enough to park 3-4 cars with relative comfort and there is the added bonus of an additional area to the right of the garage that would be perfect to store a caravan should you have one.

The vast garage has an electric up and over door and has light and power fitted, so provides you with a variety of options of how you may choose to use this excellent space.

The garden to the rear is an absolute joy. It spans the entire width of Howletts End and in addition to the great expanse of lawn it has a wonderful pond, providing a stunning feature.

Being East facing, the garden is typically bathed in sunshine so the outside seating on the patio area gets plenty of use throughout the summer months.

The garden is totally secure and has a gate to provide side access to and from the front.

Village life Staverton is a very pretty and sought after village located just a couple of miles from the market town of Daventry, providing the perfect balance of quiet country life but with all the amenities that you will need just five minutes' drive away.

If a walk in the country (or indeed a run or cycle) is your idea of fun, then you are spoiled for choice, with Staverton and its neighbouring villages surrounded by beautiful Northamptonshire and Warwickshire countryside.

Staverton has a fabulous community, with St Mary the Virgin church, dating back to the 14th Century at the heart of it.

The Countryman Public House has everything that you would envisage a country pub to have, offering a great selection of food and drink and also providing a takeaway service if you fancy a night in without having to do the cooking!

One of my favourite places for Breakfast (equally good for lunch!) is Skylark Farm which you will find on the edge of the village as you head towards the small market town of Southam.

If you happen to be a keen golfer, you are spoilt for choice, with Staverton Park Golf & Country Club on the outskirts of the village heading towards Daventry and just a few minutes away in the neighbouring village of Hellidon, can be found Hellidon Lakes. Both facilities offering gyms and swimming pools.

If you have pets, you also have the convenience of Staverton Veterinary Surgery in the village (I can vouch for them personally as they have, and continue to do an excellent job of looking after my family dog.)

On occasions that you do need to travel further afield, the M1 motorway is just 10 minutes' drive away, whilst the M40 can be accessed at either Gaydon or Banbury within 20 minutes.
