House For Sale £575,000
Corbicum, London E11

Description
An immaculately appointed two double bedroom end of terrace family affair with garden. You're on a leafy cul de sac in a superlative spot here, with Leytonstone High Street, natural green spaces and excellent transport links all close by.

Speaking of which, you're just a seven minute walk from Leytonstone station for the Central Line and direct runs to Liverpool Street in fourteen minutes, or Tottenham Court Road in twenty three. Alternatively, Leytonstone High Road overground station is sixteen minutes' stroll from your front door for the Gospel Oak to Barking line, where you can easily join the Victoria Line from Blackhorse Road. Handy.

If you lived here...

You'll be dining and reclining in your 235 square foot lounge/diner with timber floorboards, a tower radiator and glorious green views to the rear. Step out here for a stretch of patio leading down to a pebble garden flanked by thriving greenery, ending in a timber decked al fresco seating area. Back inside and the ground floor's completed by your sleek and contemporary kitchen, featuring integrated appliances housed in pine units, a serving hatch (making hosting a delectably vintage experience) and views over the front garden.

Head up the white staircase in the lounge to your principal bedroom - an impeccable and generous 135 square foot double with built-in storage and a burnt orange semi circlular bedhead. In here you can wake up with a sunny disposition, and there are leafy green views to boot. Bedroom two's another generous double with a tranquil vista, while your bathroom's home to a striking dedicated shower cubicle with black flourishes, a roll top tub and floating sink unit. Exquisite.

Outside and Leytonstone High Road is six minutes' walk for a whole host of amenities. Head to Grove Green Road for fine establishments including the Filly Brook, Solvay Society, Arch Deli, Unity Cafe and Heathcote & Star (their seasonal menu includes vegan nut roast and roasted Scotch rib-eye). Less than a mile away on foot and you're at our much-loved destination of Francis Road for a fine choice of independent cafes, shops and bars vying for attention. The ever-popular Yardarm should be your first stop, while Albert & Francis, Morny Bakehouse and Dreamhouse Records are bound to become hits.

A word from the owner......

"I feel incredibly lucky to have found this 1970's gem, which has been lovingly renovated over the last year. What amazes everyone who visits is how it feels as though it is not in London, whilst being only 6 minutes' walk to the tube. People always comment on how tranquil it is, especially in the very private garden, where you can only hear birds and are not overlooked on any side. The garden is such a sun-trap and the decking is the perfect place to sit in the sun. Sunlight streams through on both sides of the house, making the kitchen and living rooms exist in perpetual tranquility. The bathroom was carefully designed to create a spa like experience and is probably my favourite room in the house. Being 5 minutes' walk from Wanstead and Leyton flats has also been wonderful for exploring the forests. We have loved being a short walk to Francis Road and an even shorter stroll to Filly Brook. It is with a heavy heart that we have decided to leave Corbicum for my business. I cannot recommend this corner of Leytonstone more, particularly since you will be surrounded by the most wonderful, considerate and caring neighbours you could imagine."
