Land For Sale £695,000
Fiddleford, Sturminster Newton, Dorset DT10

Description
A delightful, Grade II listed cottage that has been beautifully looked after by the current owners. With the added benefit of just over 1 acre of adjoining land.

This beautiful cottage is a typical example of when not to judge a book by its cover!
Although Grade II listed it has been thoughtfully extended over the years to provide substantial, flexible ground floor accommodation. The thatched porch opens to the warm and inviting sitting/ dining room with feature stone fireplace and wood burning stove. The solid dark oak floor runs through to the more formal sitting area with built in shelving around the opening and also the kitchen. A large master bedroom is fitted with built-in wardrobes along one whole wall. A door opens onto the rear garden and the modern en-suite includes a very big shower. The kitchen is located to the rear of the property in the lean-to with exposed beams. The units are of a dark blue shaker style, with built-in double butler sink, solid wood work tops and space for a range cooker. To one side is the stairs and a lovely bathroom with modern roll-top bath. To the other side of the kitchen is a spacious boot-room with sink, built- in washing machine and tumble dryer, fridge freezer and seating for getting those wellies off. A back door leads to the garden. A second doors open to a snug, currently used as a play room, and on to a small office.
The first floor comprises three single bedrooms, two of which have been made from one large bedroom which could easily be reverted. A good size attic has been converted for the children to play in, but this could make a dressing room or upstairs bathroom (STPP) with ease.
Situation

Fiddleford is a small Hamlet located to the south-west of Sturminster Newton adjacent to the River Stour. There are public footpaths, including the Dorset Trailway, woodland and fishing ( membership required ) directly on your doorstep as well as the highly regarded Fiddleford Inn. Sturminster Newton lies over the 16th Century, six arch bridge at the Mill which was restored and is now a museum although it was brought back to life during the Covid years! The old market town still thrives with a variety of independent retails alongside more well know shops. The ‘award winning’ Harts of Stur has recently expanded to include a coffee shop. A more extensive retail experience can be had at in Poole, Bournemouth, Sherborne or Salisbury. There are mainline railways stations at Sherborne and Gillingham less than half an hour by car. There is an excellent choice of state and private Primary and Secondary schools in the vicinity and leisure activities such as horse-riding, shooting, golf, rugby and football are easily accessible.
Outside

The property is accessed through electric wooden gates to the front garden secured by a 4ft brick wall topped with wicker panels with a recently planted laurel hedge alongside. The front is mostly lawn with a large gravel drive than can accommodation six or so cars. A side gate gives access to the garden over a decked path that continues around the back of the house passing raised beds and a dining area that enjoys fabulous views towards Okeford Hill.
A step up onto a gravel path leads to, what is currently a gym. This building could have any number of uses including Yoga studio, office or hobby room as it too enjoys power, lights and Wi-Fi. There is more lawn beyond here. Through a gate is the stable block with store, hay store, a separate stable and a paddock. At the top of the land is a purpose built children's playground and a delightful tucked away spot to sit and enjoy the views. On a clear day you can also see Hambledon Hill.
The current owners rent additional land and this arrangement may be able to be continued
