Location
1 Charlotte Street is situated in a prominent position just outside the walls of Lerwick’s historic Fort Charlotte, at the north end of Commercial Street, Lerwick’s main shopping thoroughfare, on the corner with Charlotte Street which runs up from Commercial Street to the Town Hall, the location being a stone’s throw from the harbour front.

Lerwick, population around 7,500, is the capital of Shetland and the main business and administrative centre, amenities in the town including primary and secondary schooling, Clickimin leisure centre / swimming pool, Gilbert Bain Hospital, Shetland Museum, Mareel cinema / music venue, and two supermarkets, in addition to shopping and cafes on Commercial Street itself. The town has a bustling harbour which attracts numerous cruise ship visitors every year.

The Shetland Islands themselves, the most northerly part of the United Kingdom, are located 100 miles north of Mainland Scotland and just over 200 miles west of Bergen, Norway. With over 100 islands of which 15 are inhabited, the islands are home to around 23,000 people and offer a vibrant and safe environment with dramatic and unspoilt scenery, an abundance of wildlife, as well as many places of historical and archaeological interest. Shetland is an increasingly popular tourist destination thanks to a huge amount of TV exposure in recent years, in particular the 'Shetland' detective series and many wildlife programmes.

A daily overnight ferry service from Lerwick operated by Northlink Ferries () provides a sea link with Aberdeen, whilst Loganair () operates direct flights from Sumburgh Airport at the very southern tip of Shetland, to Aberdeen, Edinburgh & Glasgow.

Building
The property which dates from the 1880’s, forms part of a four storey, stone-built, semi-detached building on Commercial Street, No.1 Charlotte Street occupying the top three floors above a retail unit. The property is fully double glazed, central heating being provided to the first and second floors by an oil-fired boiler, the top floor rooms having electric panel heaters. The property has a full fire detection and alarm system.

The building has been extensively refurbished in recent times, including re-roofing, re-pointing, and new windows and doors.

The property is in the Lerwick Conservation Area but is not listed.

Accommodation
Entry is at first floor level to the rear, the entrance opening to a hallway with handy under stairs cupboard space and a door to a lobby leading to the living / dining room and a box room, originally a single bedroom overlooking Commercial Street with en-suite toilet with WC & wash hand basin. This room is not presently used for letting purposes, it is simply used for storage, but would make an ideal office.

Seating twelve, the living / dining room is a bright room thanks to its two windows which enjoy views along the street. Like the rest of the property it has central heating radiators, however there is also a solid-fuel stove which could potentially provide a cosy alternative heat source although it is not presently used and the chimney is capped. A fitted corner unit with solid woodblock worktop and matching shelving over provides handy storage space, double doors next to it opening to the kitchen, a large, attractively fitted room with ample units in a cream finish set off by wood block effect worktops including a space saving corner sink & drainer, space for an electric cooker with cooker hood and wall-mounted grill over, plus plumbing for a dishwasher and washing machine, all the appliances being available by separate negotiation along with a larder fridge and separate freezer. A matching island unit with solid wood work surface provides additional storage. One of the windows looks out to the rear of the building. The second window overlooks Charlotte Street to the side.

The stair from the hallway leads up to the second floor where there are two double bedrooms, both en-suite, and a useful walk-in, shelved box room. The first room, a good-sized twin, faces west and has a window enjoying the view up Charlotte Street, and a fitted unit providing shelf and hanging space, plus a desk cum dressing table. Accessed via a sliding pocket door, the tiled en-suite shower room which is a lovely bright space thanks to two large windows, has been beautifully refurbished with contemporary fittings including a walk-in shower with ‘rainfall’ shower, a WC and stylish wash hand basin bowl set on a hardwood vanity shelf unit with freestanding mixer tap.

Bedroom 2, a large double room with space for a comfortable seating area, is a corner room like the dining room below, so again looks out across and along Commercial Street, and again it benefits from lots of natural light. Here the en-suite is attractively finished with painted paneling below a dado rail, the fittings including an electric shower, WC and wash hand basin.

The stairs continues up to a landing on the top (third) floor lit by a large, west-facing window. Here there are three further bedrooms, all with similar en-suite shower rooms complete with electric shower, WC & wash hand basin, and a shelved linen cupboard. The first room is an ‘l’-shaped, west-facing double, its window looking out over the paved garden seating area to the rear of the property, and beyond up Charlotte Street to the Town Hall. The second double room is another light and airy corner room, its windows looking out over Commercial Street and also across the rooftops opposite to Bressay. Finally the fifth room is a cosy, east-facing single room with window looking directly out over Commercial Street, again with a glimpse across to Bressay.

Although currently laid out for guest house use, the accommodation could easily suite use as a private family home, with the guest lounge being used as a living / dining room, perhaps being extended through into the adjoining office, or the second floor corner bedroom could be used as a separate living room.
