House For Sale £285,000
Springfield, Ilminster, Somerset TA19

Description
On a corner plot with a particularly sheltered and private rear garden, this lovely light and airy three-bedroom bungalow enjoys an elevated position towards the edge of town.

The Property
On a day-to-day basis you’re most likely to use the rear entrance gate, and then you have the option of entering through the rear porch / sun room to the kitchen door (perfect for unloading your shopping) or using the path around the side of the bungalow to the front door. The property is also accessible from a shared pathway leading up from the junction on the corner of Listers Hill, so that if you want to walk into town you can take a slightly shorter route.

Entering through the UPVC double glazed front door, the hallway includes an airing cupboard with hot water cylinder and shelving, and access to the loft via hatch with pull down ladder. We believe there could be scope for further extension into the loft space subject to the necessary consents and alterations. Currently, there are three bedrooms on the ground floor. Two are double rooms, with one facing east enjoying the morning sun and benefitting from built-in wardrobes. A further double bedroom lies at the back of the property overlooking the rear garden and having a vanity wash hand basin to one corner. A single bedroom overlooks the front and has a fitted wardrobe with overhead storage. The bathroom is fitted with a white suite including panelled bath with shower handset over, low level WC and wash hand basin.

The sitting room is a located off the hall and is a pleasant dual aspect room with UPVC double glazed windows to the front and side, enjoying both easterly and southerly light. A central reconstituted stone fireplace houses a Parkray solid fuel stove (disconnected). A glazed door leads through into a dining area. This lies adjacent to the kitchen, with southerly facing window and scope to put in French doors to the garden. It is separated from the kitchen via a glazed partition and offers lots of scope to create a larger open-plan kitchen / diner if you so wish. The kitchen is fitted with a range of cupboards including some of the original duck-egg blue units and single bowl double drainer sink unit. There’s space for your washing machine and space for a freestanding electric cooker. To one side is a breakfast bar and further modern white units. Beyond the kitchen is a really useful sun room / rear porch to offering space for storage or for a further appliance such as a freezer. This is of block construction with double glazed windows to three sides and a door opens onto the sunny rear patio.

Outside
The property has pleasant mature gardens that wrap-around on three sides. To the front a lawned garden is edged with flower borders and steps lead down onto the shared pathway that leads across the front of number 19 and 20 to the pavement on the corner of Listers Hill. On the south side of the property is a further cottage style garden with a range of perennials and shrubs including a variety of Roses and paved areas. To the rear of the property a path leads up past the coal stores, to the single garage, which has an up and over door to the front accessed from the cul de sac. There is also a side door to a useful utility area, located at the rear of the garage. The rear garden is partly enclosed by a wall making it nicely sheltered and private. It enjoys a south-westerly aspect making it a lovely sun-trap in fine weather. The rear garden consists of a good size patio, raised beds, lawn and mature shrubs such as Camelias and Fuschias.

Springfield is in a mature and popular residential area on the southern side of town. This property enjoys a "tucked away" position in a small cul-de-sac in an elevated position with pleasant views over town and within a short walk of Listers Hill that leads down into the town centre. The doctors’ surgeries are located on the same side of town, and there is good access for dog walking via local footpaths and the Chard – Ilminster cycle path. Of course, there is a wide range of facilities in the town centre.

The local stores are mostly centred around the market square and 15th century Minster church and have everything you need from an excellent butchers and delicatessen, cheese and dairy shop, homewares and antiques stores, clothes boutiques and gift shops. The town is also well served by a town-centre Tesco store with ample free parking just a short walk from the town centre. Alongside the supermarket is a bowls club and tennis club. There is also a town library. Ilminster Arts centre is a vibrant arts venue with cafe. There are plenty of other places to eat too, including pubs, restaurants, cafes and takeaways.

The town has several hairdressers / beauty salons and a dental surgery as well as modern health centre on the southern side of the town with two doctors' surgeries. Ilminster is arguably one of South-Somerset's prettiest market towns and benefits from superb road links via the A303 and A358.
