House For Sale £750,000
Water Lane, Golant, Fowey, Cornwall PL23

Description
Kyppings is a lovely family home that occupies a central position in the popular village of Golant and is about a one-minute walk from the water's edge. The property was built in about 1965 and has been in the same family's ownership since then. The original beams came from a farmhouse in Tadworth that dated back to the 1600s which had the same name - Kyppings. This property in Golant has been built with Delabole slate and offers the most wonderful waterfront lifestyle.

The house is approached off Water Lane into a private driveway where there is space for three cars or a couple of trailers. There is also a single garage or boat store.

The front door leads into a hallway off which are a WC/shower room, the dining room and a corridor. The dining room has lovely solid wood cedar flooring and French doors lead out to a west-facing side terrace. It has beams and a high ceiling. Beyond the dining room is the kitchen that has an electric, standalone stove, a small larder and a side door leading out to the west-facing terrace. In addition to under-stair storage, there are two single bedrooms off the ground floor corridor, all with the same solid cedar wood flooring.

Stairs lead up to the first floor landing. Off the landing are two double bedrooms, a family bathroom, separate WC, airing cupboard and sitting room. All have the same cedar flooring (except bathroom and wc). The triple aspect sitting room is particularly special and has a working open fireplace, a lovely high ceiling with some feature beams and enjoys some of the best views from the property.

Gardens and grounds
Outside there is a stream running down the western boundary and there is also a lovely terrace. The garden is particularly private.

South Cornish Coast
Golant is a charming Cornish coastal village with around 110 dwellings. With its exceptional position on the water's edge and idyllic waterfront lifestyle, Golant is considered one of the most delightful and desirable places to live on the Fowey Estuary. Once famed for its apple orchards and cider making, there are still many old fruit trees to be found in the village. In the heart of the village and within easy walking distance is the popular public house, The Fisherman's Arms.

The church and the village overlook the unspoilt woods and fields fringing the Fowey Estuary, less than two miles upstream from the coastal towns of Polruan and Fowey, in an area of Outstanding Natural Beauty.

Daphe du Maurier lived for several years in her family's holiday home at Bodinnick, a mile downriver from Golant towards Fowey. The opening chapter of Kenneth Grahame's classic Wind in the Willows, published in 1908, is said to have been inspired by boat trips he took on the River Fowey up past Golant to Lerryn.
