House For Sale £900,000
10 High Street, Shipton-Under-Wychwood, Chipping Norton OX7

Description
Everything about this perfectly proportioned Cotswold cottage embraces character, cosiness and comfort – what more could you ask for in the depths of the British winter? Bramleys’ eye-catching appeal extends into the warmer months too when the mellow Cotswold stone frontage is clad with a pretty climbing vine. The cottage owes its name to the magnificent Bramley apple tree in the back garden – reputed to be the oldest apple tree in the village!

It’s a dreamy, picture-perfect three-bedroom country retreat in Shipton-under-Wychwood, one of three villages bordering the ancient Forest of Wychwood, four miles from Burford and nestled in the sought-after Cotswolds Area of Outstanding Natural Beauty. Trains to London, countryside pursuits, excellent state and private schooling, superb foodie pubs and the luxe retail emporiums of Daylesford Organic and Burford Garden Company are on your doorstep!

Thought to date back to the mid to late 18th Century, Bramleys proudly embraces its heritage features – the two inglenook fireplaces in the sitting room and snug are particular showstoppers. There’s also a big L-shaped kitchen and separate dining room on the ground floor plus a cellar accessed from the dining room and three spacious bedrooms and a family bathroom on the two upper floors.

As well as the delightful cottage itself, there’s a separate super-luxe studio just across the courtyard. The current owners have recently added a trio of remote-control Velux windows and blinds too. It would be ideal self-contained accommodation for an elderly relative, au pair or as an AirBnB-style holiday let, if you wish. There’s also a separate garden room with store. Flooded with light via bifold doors overlooking the garden, it makes a lovely home office, workshop, gym or artist’s studio.

Looking for a peaceful escape from the city hustle-bustle? Bramleys is the perfect turn-key property -close enough to London, Birmingham, Bristol etc for weekend breaks or longer holidays - and equally ideal for professionals looking for an idyllic ‘work from home’ base or downsizers aiming to ‘escape to the country’.

We know you’re excited to hear more about this Cotswolds gem, so here are all the details . .

Character, Cosiness And Comfort In The Cotswolds

Warmed by gas central heating, you’ll fall in love at first sight with the quintessential cottage charm of Bramleys. That’s what happened to the current owners who made an on-the-spot offer during their initial viewing - and it was duly accepted!

Beautifully presented, the front door is approached via a gravelled pathway, flanked by lawn, while to the rear of the property, behind the double garage, there’s driveway parking for up to four cars.

You’ll be entranced as soon as you step through the front door into the sitting room (16x15ft), which exudes charismatic cottagey charm wherever you look. The focus is the magnificent inglenook fireplace with its curvaceous original oak lintel and cute alcove seats – definitely the place to get toasty-warm beside the newly installed woodburner. The period features such as overhead and upright beams, sash windows and oak flooring stand out against the neutral décor including a timber staircase to the first floor.

Next to this is the snug – appropriately named as this is the perfect place to snuggle up in front of the TV, warmed by another woodburner in the heritage fireplace. With an oatmeal carpet underfoot, more overhead beams, a built-in cupboard and original alcove with lintel, ideal for book-shelves, this epitomises the country cottage dream.

To the rear of the sitting room is the dining room, which combines exposed stone walls and cornflower blue wood panelling to great effect. Before the kitchen extension was built it was the rear of the house and the two windows remain and are a charming feature.

An interior hallway with cloak and cupboard storage culminates in the superb L-shaped kitchen with flagstone flooring, underfloor heating and exposed stonework. Fitted with a great range of farmhouse-style cream units with wooden worktops, and complete with pantry storage, there’s a cream gas six-burner range cooker with terracotta wall tiles above, Belfast sink with brass taps, integral fridge/freezer and brand new dishwasher.

A nifty extra is the breakfast bar with bar stools – the perfect spot for quick breakfasts or coffee. Glazed double French doors - the rear entrance to the cottage - form part of an attractive teal blue mini conservatory with vaulted glass roof, which ensure the kitchen is light-filled all-year-round. Pop a kitchen table and chairs here to enjoy the morning sunshine and views of the garden.

Sweet Dreams

The charismatic charms of Bramleys continue in the bedrooms on the first and second floors. The master bedroom, with recently laid hardwood flooring, and an additional double bedroom are located on the first floor to the front of the house with views of the pretty village of Shipton-under-Wychwood. These lovely rooms exude country comfort at its finest, and there’s copious storage in both with built-in wardrobes and cupboards.

The family bathroom with bath tub and corner shower is a tranquil haven with exposed stonework and heritage green décor. The WC is separate, but adjacent.

Up on the second floor, under the eaves, is a third large bedroom (22x12ft). You need to bear in mind the varying head heights in here, but it would be an idyllic den-like bedroom for youngsters or, with a desk under the dormer window, it’s a super home office and the Gigaclear broadband connection is excellent. There’s plenty of built-in storage too.

Into The Garden

In the warmer months, the gnarled old Bramley apple tree offers some shade in this typical country cottage garden. Easily manageable, peaceful and private, there’s lawn surrounded by shrubs and bushes and a paved path to the studio annexe, garden room and garage – which has a brand new door and electric car charger.

At the end of the lawn a cute arched love-seat is a nice spot to while away a few hours with a book on a summer’s day.

Next to the cottage, you can relax, dine al fresco and entertain friends on the raised paved terrace, screened by a wisteria-clad stone wall and overlooking a pond with a wall-mounted lion water fountain.
