Priestacott Farm, Ashwater, Beaworthy, Devon EX21

Description
Class Q development for 2 residential dwellings | Renovation of existing outbuilding | Total farm redevelopment site | Excellent size plots with generous garden spaces | Services available in local vicinity | Walking distance to primary school | Popular rural village location
Location

Situated within the rural hamlet of Higher Priestacott, just under a mile from the charming village of Ashwater with its village shop/post office, village green, popular public house, church and primary school.

Ashwater sits midway from the bustling towns of Launceston (10 miles South) and Holsworthy (7.5 miles North). Both towns have a wide range of social, commercial and retail facilities, with secondary schools in either town. Equally Bude is just 17 miles west where a plethora of further facilities are available and where the safe sandy beaches can be enjoyed.
Description

Excellent class Q development opportunity to create 2 x 2 bedroom single storey semi-detached residential properties. As part of a wider farm redevelopment site, this excellent plot location could be further enhanced by going back to planning for 1 or 2 detached dwellings subject to obtaining the necessary planning permissions. Excellent opportunity to add value and viewing highly advised.
The barn

The building is a single storey duo-pitched steel portal framed barn consisting of four bays with portal frames within each gable wall resulting in five portals.
The bays are at approximately 4.5m centres. There are gable walls to the front and rear elevations.
All the steelwork appears to be galvanised.
The portal frames consist of 203 x 133 ub steel section columns with 178 x 102 ub steel section rafters. There are haunches at both the eaves and apex connections with six bolts to each connection. There are two steel I section wind (rear wall) and door posts (front wall) within the gable walls. It is proposed to remove the first bay as part of the conversion. This will have no detrimental affect on the retained structural members.

The side and rear walls consist of blockwork masonry from foundation level. The left and right side walls have vertically spanning overlap timber boarding above the blockwork up to eaves level. However, the two last left side bays have corrugated sheeting above the blockwork. The cladding is supported by timber cladding rails spanning between the portal columns. The rear wall has corrugated sheeting above the blockwork up to the verge. The front wall has access door opening with blockwork masonry, boarding and corrugated sheeting. As this is to be removed no further detail is required. The roof structure consists of timber purlins supported on the top flange of the portal rafters with steel angle brackets. The roof is covered with fibre cement corrugated sheeting. There is a concrete ground bearing slab throughout the building with precast concrete dividing walls and feed troughs.
Planning permission

The Barn has permission for change of use to a dwelling under application number: 1/0124/2022/agmb. An important condition of the permission is that the property must be completed before the expiration of 3 years from 4th April 2022.

Land plan & drawings
The land plan is based on ordnance survey extracts, and the areas are not guaranteed and purchasers must satisfy themselves as to their accuracy. The architect drawings are for indicative purposes only.
