Description
Open House Saturday 7th January 2023 By Booked Appointments - Great Potential To Improve & Extend

The Sellers View...
Having moved to Keble Road and rented for several years our family were given the opportunity to buy the property in 2006. Long before this my adopted grandparents had lived next door so I have happy memories from the late 70s onwards of sleepovers and playing cricket and golf in the long back garden, many times asking neighbours for balls back, and even once having to ask for the golfclub back after it slipped out of my hands on a wet day and cleared the 6 foot high fence! Pre the current double glazing I became quite adept at a young age in cycling up to the glaziers in Wellington Road, buying a pain of glass and a pot of putty and repairing the window pain before the damaged was noticed .... Not only on our house, but even the neighbours!

My mum lived in the property until recently, when sadly illness means this is no longer an option, despite the support from many of the wonderful neighbours.

Keble Road has an active email group so residents can be as involved as they want to be; equally no one is pressurised if that is not your thing. Keble Road is a quiet road that is not a rat run or cut through to anywhere, a road where families move into and live happily for a long time.

With the College Road pedestrian bridge the town is less than a 10 minute gentle stroll. The train station is on the main line into Paddington with a regular fast service, bus stops 2 minutes away in Belmont Road & two local shops less than a 5 minute walk from the house.

It's time for someone new to enjoy the beauty or the quietness and convenience of 31 Keble Road, or ‘Normanton’ to give it its real name, and put their own stamp of the property.

The Agents View...
This house has so much potential, if I bought the property I would look to instantly apply with the Royal Borough Council to drop the front curb and put a driveway in at the front of the property to allow for two parking spaces. This house is close to Maidenhead Town Centre and Train Station so has parking restrictions in place to stop people can't leave their cars there all day.

In the future I would look to extend the kitchen and dining room out by 3 meters (do-able without planning permission under permitted development rights). The garden is huge so after that extension you would still have plenty of room to play/entertain in. On the first floor I would refurbish the bathroom and take some space from the landing so I could create a staircase up to the loft which I would convert into additional bedroom and ensuite bathroom by doing a hip to gable with rear dormer.
