House For Sale £270,000
Silver Street, Shepton Beauchamp, Ilminster, Somerset TA19

Description
Believed to date from the turn of the century, this period end of terrace cottage offers character features and long garden backing onto countryside.

The Property
The cottage is set in an elevated position towards the southern edge of the village. Steps lead up to the front of the property where the front door opens into a useful porch with UPVC double glazed windows and space for coats and shoes. A part-glazed door leads through to the lobby with stairs leading up to the first floor and original stairway panelling. A high-level cupboard houses the electric meter.
The front sitting room has an attractive feature fireplace housing woodburning stove and pretty, decorative tiled hearth. There are fitted bespoke shelving and storage units to each alcove. Beyond the sitting room is a super dining room which is almost open plan to the single storey kitchen but still with a degree of separation. Lots of natural light floods in from the rooflight-style window via the original window and door openings, into the dining area. This also has a feature fireplace (currently not in use) with shaker-style fitted storage cupboards to either side, beech effect worktops and fitted plate rack. To one side of the dining room is a very useful utility space, which the vendor believes has previously been a downstairs WC but was converted by the previous owners into a walk-in store / utility area with handy second sink and understairs area housing the oil-fired boiler.

The light and bright single storey kitchen opens to the side path and overlooks the rear. The rooflight windows have fitted blinds. The fitted units include pan drawers and cupboards, integral dishwasher, undercounter electric oven and hob, plumbing for washing machine and space for fridge freezer.

On the first floor, the stripped original period doors lead to two bedrooms. There is a lovely double room to the front with views over the village from the two sash windows. The second bedroom at the rear is also a double room. The bathroom is a good size and is fitted with white suite comprising panelled bath, separate quadrant corner shower with dual head controls, WC and pedestal wash hand basin. There is a chrome ladder style towel radiator to one side and decorative grey / white flooring.

Outside
The front garden is slightly elevated from the road with shared steps and paths leading to the front of the cottages and to the side path over which the neighbouring cottage has a right of way.

At the rear, the neighbour has two rights of way across to reach their own garden. At the lower level is a store / shed with timber doors housing the oil tank. Steps lead up through a tiered section of garden to a long garden laid to lawn, shrubs and borders, backing onto countryside at the rear. At the end of the garden is a large timber shed with power.

Agents Note
As stated, the neighbouring cottage has rights of way to reach their rear garden.
