House For Sale £1,800,000
Ashmore Road, London W9

Description
This wonderful three-bedroom Victorian house is on Ashmore Road, between Maida Vale and Notting Hill, just off Harrow Road. A shop formerly sat at the front of the building, the footprint of which has now been incorporated into the living space. Internally, the house has been renovated for modern living with a minimal and pared-back aesthetic, yet it has retained many original details. A courtyard garden sits at the rear, and a roof terrace lies off the second floor. The shops, restaurants and bars of Notting Hill and Westbourne Grove are a 15-minute walk away.

The Tour

The house is accessed by a pale blue front door, set into the former shop front. This opens to the ground-floor hallway, where soaring ceilings and a clear line of sight through to the back garden create an impressive sense of space. On the left, through a sliding door, is the living room, where the former shop windows, now frosted, allow swathes of light in. Floor-to-ceiling bookshelves are built in, and a wood burner is set into the fireplace. At the back of the room, bi-fold doors open to the rear courtyard.

Another sliding door opens to the kitchen-dining room. The dining space is set at the front of the room, separated from the kitchen by a step. Two large skylights and French doors mean the room is extraordinarily light. In the kitchen, sleek white cabinetry bounces light back into the space, topped by a quartz worktop. There is a four-ring Barazza gas hob, as well as a twin Siemens oven; a tall bright-blue radiator finishes the space. Hard-wearing engineered oak floorboards in the hall, living room, and kitchen add warmth to the spaces.

There is a study at the rear of the plan, which would also make a wonderful bedroom, where a built-in desk is cleverly set below large black-framed windows. Dark-stained original floorboards run underfoot. There is also a WC and a handy utility cupboard in the hallway.

Stairs ascend to the first-floor landing, where the high ceilings continue, and a tall sash window overlooks Ashmore Road; dark-stained Walnut floorboards match those in the study creating cohesion. Dual-aspect, the bright main bedroom lies at the front of the plan, illuminated by two sash windows looking out over Ashmore Street and a window overlooking the garden. Soft cream carpet runs underfoot maximsing the light, and an original fireplace has been updated with a black granite hearth. At the back of the plan is another light double bedroom, again, with dark stained floorboards, illuminated by two sash windows. There is also a WC on this floor.

On the second floor is a further double bedroom, with original floorboards painted white and two Velux windows set into the mansard roof. Built-in wardrobes add extra storage. The bathroom on this floor has slate on the floor, bath panels and walls, creating a moody atmosphere. A door on the landing on this floor opens out to the roof terrace.

Outdoor Space

There is a slender garden to the front, where stainless steel planters are set behind a row of wrought-iron railings. The railings rise and form an ornate arch over the path leading to the front door. At the back is a decked courtyard garden. Laid with flagstones, the space is perfect for alfresco dining and is planted with a beech tree, ferns, bamboo, a fig tree, and a magnolia tree.

A door on the landing on the second floor leads to a roof terrace with steel planters, home to a mix of grasses, fir and rosemary bushes. There is space for a bistro table and chairs.

The Area

The immediate area is well served by good local shops and pubs, and the stucco-fronted streets of Westbourne Grove and Notting Hill are around a 15-minute walk south. The centre of Maida Vale is also less than a 20-minute walk northeast, with many excellent shops, cafes and restaurants, and an Everyman cinema. Warwick Avenue is a 20-minute walk along the canal, dotted with waterfront restaurants and bars to Little Venice and beyond. Clifton Road, Golborne Road, and Portobello Road, with their shops and cafes, are also close at hand. The green open spaces of Paddington Recreation Ground are a 15-minute walk away, and Hyde Park is just over 30 minutes away on foot.

There are plenty of transport options locally. The nearest Underground station is Westbourne Park (Hammersmith and City and Circle Lines) and Queens Park station (Overground), which is less than a 15-minute walk north. Paddington Station is also close to the newly opened Elizabeth Line, fast services to Heathrow, and several underground connections. The Westway provides easy access out of London to Heathrow Airport and the West.
