2 bed Flat For Sale £460,000
Ruskin Park House IX, Champion Hill, London SE5

Description
Positioned on the second floor of Ruskin Park House, a wonderful modernist concept on Champion Hill, this two-bedroom apartment is replete with an abundance of original features, including expansive Crittall windows and their wonderfully patinated brass handles. It has a large balcony and is beautifully bright, care of its elevated position. Designed in the 1930s by Alexander Stuart Gray and William Watkins, Ruskin Park House stands as a monument to British modernism and is surrounded by beautifully maintained gardens.

The Building

Ruskin Park House is made up of 241 flats in three blocks divided by formal gardens, which are maintained by the estate’s live-in caretakers. The blocks are arranged in a zig-zag layout, with semicircular bay windows on each floor forming part of the estate’s archetypal art deco style. It is one of the few blocks of its era to retain most of its period features, including Crittall windows and exquisitely tended gardens.

While Ruskin Park House is now known for its beautiful streamlined aesthetics, the architects were rather pragmatic in their approach to design. Gray, who trained under renowned architect Edwin Lutyens, has described his approach in self-deprecating tones, stating that “[Ruskin Park House is in] the style of those days... Long lines, bow windows... A modernistic style.”

The Tour

In this apartment, original features have been carefully maintained and harmonious contemporary additions sensitively introduced. Original Crittall windows with brass handles allow light to flow around the plan, illuminating the cork flooring that extends underfoot throughout, thoroughly in keeping with the mid-century atmosphere.

Entrance is on the second floor to a hallway that provides access to all rooms; a large storage cupboard is positioned centrally. There is a connecting balcony at the front of the plan, creating a circular system that ensures an easy sense of flow between all spaces.

On the western aspect of the plan is the living room, where light floods in through Crittall windows that extend almost the entire width of the wall. This versatile space has plenty of room for both living and dining areas, and would suit a variety of layouts. There is direct access to the balcony via a large glazed door.

The recently updated kitchen has been decorated in a sleek, monochromatic palette. White cabinetry with a matt finish provides copious storage, while black floor tiles create tonal contrast. Worktops are Corian, and there is a Douglas fir shelf positioned above the sink for further easily accessible storage. There is a built-in oven, fridge/freezer and induction hob, the latter of which is by AEG. A borrowed light over the door and a window to the balcony aid the flow of light around the plan.

Both bedrooms are bright, generous spaces that employ a simple palette of white-painted walls and the same cork flooring that extends throughout the apartment. The main bedroom is wonderfully peaceful and serene, illuminated by the expanse of Crittall glazing. The smaller bedroom is similarly light and has direct access to the balcony.

The family bathroom is positioned at the centre of the plan, with an open doorway separating the WC and shower areas. Light grey porcelain tiles line the floors, extending up the walls to the dado line; white paint above creates a subtle textural contrast. A wall of full-height cupboards has been built in to provide storage, with plenty of space for a washing machine.

Outdoor Space

The apartment has a private balcony that can easily accommodate a dining table and several chairs. It receives plenty of afternoon sunshine and is an excellent spot for an evening drink.

Ruskin Park House is set in immaculately maintained, extensive communal gardens that are open to residents. Ruskin Park itself is a stone's throw away; both the park and Ruskin Park House take their name from renowned writer and philosopher John Ruskin.

The Area

Positioned on the slopes of Champion Hill, Ruskin Park House is minutes from the cafes, bars and restaurants of Camberwell, including Silk Road, The Daily Goods, The Camberwell Arms and Theo’s Pizzeria.
