1 bed Flat For Sale £485,000
Lanterna Court, Wyke Road, London E3

Description
Positioned on Fish Island, a recently regenerated conservation area in Hackney, this one-bedroom apartment is welcoming and serene. With a peaceful southwest-facing balcony and immediate access to the Regent's Canal, which lies directly opposite the building, the apartment is brilliantly positioned in what was formerly Hackney's largest industrial area but has since been transformed. Victoria Park is a few minutes away, as is Queen Elizabeth Olympic Park. Hackney itself is a vibrant area of east London, with excellent bars, cafes and restaurants.

The Project

Lanterna Court is the gateway building to Fish Island Village, a six-acre development designed in a collaboration between lga, Stirling prizewinner Haworth Tompkins and Pitman Tozer. Replacing disused warehouses and a large area of hard standing, the project has transformed the area by opening up a stretch of canal previously closed to the public and creating a new community.

The Building

Lanterna Court was built in 2018. A dramatic, freestanding structure, the building was constructed using matt black precast concrete. A herringbone inlay adds to the contemporary aesthetic; the pattern continues across balcony balustrades in a scaled-up format, subtly referencing the area's name, 'Fish Island'. Lanterna Court won the 2018 First Time Buyers' Award for Best Architectural Design and was shortlisted in the 2017 Sunday Times British Homes Awards.

The Tour

This apartment is positioned on the first floor of Lanterna Court and has lift and stair access. The building has a concierge service, as well as a well-equipped gym (membership of which is covered by the service charge). There is secure bike storage at ground level, next to the lift. The communal areas are impeccably maintained and ensure a welcoming entrance to the building.

Once in the apartment, the large hallway acts as a circulation point for all rooms. Here, the pared-back palette of white-painted walls and engineered oak flooring commences; underfloor heating runs throughout. There are two generous storage cupboards, one of which houses a washing machine, dryer and utilities; the other provides hanging space for coats and shelves for shoes.

An open-plan kitchen, living and dining room lies at the heart of the apartment. The dual-aspect space has large windows on two walls, ensuring the room is flooded with light throughout the day. The living area is currently arranged in the front corner, where a large glazed door opens directly to the southwest-facing balcony, with the dining area positioned centrally. All windows are double-glazed and provide excellent sound insulation.

Running along the rear wall in an L-shape, the contemporary kitchen has been fitted with new, high-spec appliances by Bosch. Acrylic stone worktops by himacs sit atop dark grey cabinetry, with white cabinetry above, creating further storage. The open-plan nature of the space ensures it is perfectly suited to entertaining, allowing for socialising while cooking.

The bedroom is a bright, peaceful space with a full-height window framing views of the balcony. A large window punctuates the adjacent wall, welcoming light into the space that illuminates a palette of white and pale lilac. A full wall of wardrobes is concealed by sliding doors, with a built-in lighting system that activates upon opening. The room also has ample space for a desk.

A contemporary bathroom completes the plan with large-format porcelain floor tiles, a built-in bath and fittings by Duravit. Mirrored cabinetry behind the sink conceals storage and reflects light around the space.

Outdoor Space

The sheltered balcony makes a peaceful spot to sit and enjoy a morning coffee. Southwest-facing, it receives a wonderful light throughout the day, amplified by its corner position. The street below is a no-through road, ensuring a feeling of seclusion.

The Area

Lanterna Court is situated on Fish Island, a new architectural development in the heart of Hackney Wick positioned on the Regent's Canal. On the eastern side of the Hertford Union Canal lies the Queen Elizabeth Olympic Park; on the other is the beautiful expanse of greenery that is Victoria Park. Victoria Park Village, with its excellent food and drink scene, is a few minutes away. Neighbourhood favourites include The Ginger Pig butchers, Gail's and Pophams bakeries, Bottle Apostle and Jonathan Norris Fishmongers. Ombra, Bistrotheque and The Approach Tavern are also nearby. The Michelin-starred Cornerstone, by Tom Brown, is a short walk away; as is The Library of Things, which is an excellent spot to borrow tools and other household equipment.

Hackney Wick Overground is a nine-minute walk away, with direct services to Liverpool Street and northeast London. Stratford is one stop away on the Overground, providing links to Jubilee, Central and Elizabeth lines and DLR services, as well as cross-country and international rail services. There are excellent bus links into central and east London, with a direct bus from Victoria Park to Canary Wharf taking about 20 minutes.
