House For Sale £1,600,000
Andrews Road, London E8

Description
This bright three-bedroom live-work townhouse is situated on Andrews Road and forms part of a wonderful terrace set along the banks of Regent's Canal in Hackney. With long-reaching views over the water and subject to a comprehensive and sensitive refurbishment by William Paul Architecture, the interiors are pared-back and neutral, allowing the light drawn in by wide banks of glazing to flow around the plan. The ground floor provides flexible workspace overlooking the canal, while the upper three floors offer carefully considered living space, all of which unfold across 1,750 sq ft of perfectly decorated interiors which instil a sense of calm. Ideally situated between Broadway Market and Victoria Park, the home is within reach of east London's most vibrant areas.

The Tour

The house is set on a terrace characterised by its yellow brick façade punctuated by blue-framed windows and French doors. The unusual front door of this house is clad in vertically laid birch faced ply battens, hinting at the scheme behind the threshold. Entry is to a large hallway, where terracotta tiles line the floor; an oak-fronted storage cupboard provides space to stow coats and shoes.

A sculptural oak staircase runs through the middle of the house, acting as a spine of sorts. It leads to the first floor, where the living spaces begin. Engineered oak flooring finished in a light wash runs underfoot, here, and throughout most of the house, adding textural warmth and maximising light welcomed in through the swathes of glazing. The living room is set at the front of the plan, with views over the canal framed by double folding doors that open to a Juliette balcony. The room is partly double-height with a meshed steel walkway overhead allowing light to be borrowed from the floor above.

The dining area is set in the middle of the plan between the kitchen and the double height living room. Wide oak double doors separate these three spaces allowing them to be open-plan or closed off as required. When opened up this whole floor is perfect for entertaining.

Above the living room, on the second floor, is an airy mezzanine, currently used as a useful office space. Here, a further set of double doors open over the canal, making it the perfect spot for homeworking with a view. At the back of the plan on this floor is the bright en suite main bedroom. Here, full-height oak-fronted fitted wardrobes add plenty of storage space, and expansive windows mean the room is incredibly light. In the en suite, the pared-back palette continues; grey terrazzo tiles ground the area, and a walk-in shower is set behind a frameless glass screen, matching the clean minimalism found throughout the house.

On the third floor are two further bedrooms and a family bathroom. In each, the simple aesthetic of white walls and engineered oak continues. The bathroom is again defined by grey terrazzo, echoing the en suite. The terrazzo also wraps around the bath, cocooning it.

On the ground floor, on the right, is the garage/workshop. The floor is red-painted poured concrete, offering a stark contrast to the colour scheme in the rest of the house. The office/studio is at the front of the ground-floor plan, where the same terracotta as the hallway runs underfoot. A full-width built-in ply desk runs below the vast bank of glazing that looks out over Regent's Canal, offering the perfect backdrop for thinking up big ideas. A neat WC completes the plan.

The Area

Andrews Road is enviably located on the banks of the Regent's Canal, a delightfully meandering waterway that flows which flows east to west through London.
