General Information
‘Seafield’ is situated in the centre of the island of Fetlar, the smallest of Shetland’s three North Isles, which lies to the east of the neighbouring island of Yell and is connected to Mainland Shetland by a ro-ro ferry service which runs several times a day to Yell / Unst (30 minute crossing), and then from Ulsta at the south end of Yell to Toft on Mainland Shetland (20 minute crossing). The crossing from Yell / Unst to Fetlar passes the island of Linga before venturing out to Hamars Ness at the very north-western corner of Fetlar.

Known as the ‘Garden of Shetland’ due to its green landscape and fertile soil, Fetlar has a rich natural heritage and stunning scenery. Around two thirds of the island is protected in some way either as a site of special scientific interest (sssi), special area of conservation (sac), or the rspb reserve at Funzie.

The island is an ornithologist’s paradise as a wide variety of bird life can be seen including one of Britain’s rarest breeding birds the red-necked phalarope. The island is also of archaeological and geological interest, and the properties at Brough Lodge and Leagarth have interesting histories. The community run museum / interpretive centre is an excellent source of further information.

Although quite remote (part of its attraction) and with a small population, the island has its own primary school although this is currently mothballed, and a part-time shop and post office, both at Houbie close to the house, plus a community hall and camping bod.

Heating is provided by an air-to-air heat pump serving several wall-mounted air conditioning units. Hot water is provided by a 200 litre mains pressure tank also connected to the heat pump, with back-up immersion. Windows and doors are double glazed uPVC units.

Accommodation
The front door opens to a small hallway with door to a living room to the right, and an archway to a further reception room used as a living / dining room, to the left, both rooms having windows to the front of the house enjoying the fine views south. The living room retains the original painted ceiling and has a tiled floor. This room has a wall-mounted unit supplied by the air source heat pump although there is also a fireplace surround housing an electric flame effect fire.

The tiled floor in the hallway extends into the living / dining room to the left, this room having a run of fitted units along the back wall providing useful storage space. At the rear a carpeted stair leads to two of the upstairs bedrooms, both double rooms benefiting from the great views south, whilst an archway leads into the kitchen where there are some fitted units including a sink and Calor gas cooker point. Note the freestanding kitchen units are not included. The two small windows face west and north.
