Old Brewery Way, Walthamstow E17

Description
In the heart of Walthamstow, this pristine one bedroom apartment sits on the third floor, steps from St James Street Station. Filled with sunlight all afternoon, the home's balcony is a superlative spot to relax with panoramic city views.

You couldn't hope for a better spot as a busy person who needs to be within easy reach of the City. The Overground will whisk you over the picturesque marshes, through Hackney to Liverpool Street in as little as a quarter of an hour, and you can practically fall out of bed onto the platform. Weekends will be just as easy, as you'll be surrounded by wonderful walks and brilliant places to eat, drink and relax.

If you lived here...

Heading up to the third floor, you'll find yourself in your welcoming hallway with pale engineered flooring underfoot. Turn left and check out the plentiful built in storage before finding your bathroom, part tiled in glossy grey green with shower over the tub. Next along is your bedroom, a great size at 160 square foot with a generous window. Soft oatmeal carpet lies underfoot.

At the other end of the hall right opposite the front door is your splendid 270 square foot lounge and kitchen diner space. Your kitchen with its wealth of immaculate white units hugs one end of the room, which is stylishly painted in soothing two tone neutrals. Step out from here drink in hand onto your eighty square foot balcony, giving you that everyday luxury of sweeping views across London and spectacular sunsets.

The Overground really couldn't be closer, and if you need to jump on the superfast Victoria Line to King's Cross then Walthamstow Central is just at the top of the high street, ten minutes away on foot. At the weekend you can immerse yourself in nature, with Walthamstow Wetlands reserve only a mile down the road. Or explore the Blackhorse Beer Mile, twenty minutes' walk.

A word from the owner...

"We've loved living here, the flat is so light and bright and gets the sun all afternoon and sun sets in the evening.

In the summer sitting out on the a balcony with panoramic views across central London with a glass of wine has been delightful and at new year it is a great spot to see all the fireworks!

There's a fantastic choice of bakeries and coffee shops on our doorstep, the pain au chocolat from Weir Dough are divine, and being opposite Crate at St James street means there's always lots to do.

The breweries at blackhorse road really felt like a hidden gem to us and have been a great place to spend an afternoon with friends after a walk around Walthamstow Wetlands or Walthamstow marshes."
