House For Sale £925,000
The Square, Axbridge BS26

Description
Unique - Set off the beautiful Dickensian market square of historic Axbridge, ‘The Rising’ is tucked away in a privileged elevated position looking out over the rooftops of this enchanting town. EPC rating C.

Description Access to 'The Rising' is gained via a gently sloping driveway off the market square that passes the steps to the magnificent 13th Century Grade 1 listed St. John The Baptist Methodist Church. On arrival you come to a handsome stone coach house that forms part of 'The Rising'.

The coach house was originally part of the Bank House in The Square and features an open carriageway that continues through to the main house. Very much an independent dwelling from the main house it has been sympathetically converted to offer what is now an incredibly versatile space over two floors. Featuring some wonderful original characteristics with a cobbled stone floor, a hay loft and an original horse stall.

You enter the barn through a reclaimed wooden door, which takes you into a good-sized reception/hobby room with stairs rising to the first floor, from which a second door with a small number of steps rises up to a further reception room. This second reception room is currently utilised as a therapy room and has a lovely calming atmosphere and is bathed in natural light from the glazed ceiling.

On the first floor there is a full width room with exposed timber beams, a small kitchenette, and en-suite facilities. This loft style room would make a fabulous hobby room or studio, it has a convenient door to the rear that provides level access to the main garden.

The coach house has huge potential (subject to the necessary consents) to create either a separate rental dwelling, Air B & B or to run a small business from. As previously mentioned it has a carriageway underneath which has a roller door to the front and large double doors to the rear which open up onto the main drive way. The coach house has independent gas central heating to the main house and a pedestrian gate to the side for visitors.

Continuing up the driveway and through the garden to the main house, the captivating position of the property becomes even more evident with a grand stone wall surrounding the property on all sides giving it not only supreme privacy, but also protecting the property from the prevailing wind and shelter in parts from the summer sun.

The mesmerising sound of water making its way through the mill pond and down into the village is quite something, and the plateaued south facing garden simply divine with its lush green lawns, elevated terraces, and meandering footpaths.

The main house at 'The Rising' strikes quite a contrast to the period charm of the Coach House and indeed its surroundings, for this three storey detached home is more modern in design and offers three storeys of more contemporary accommodation. Extended in more recent years to include a whole new top floor, this superb south facing home has huge appeal of its own, with an interior more akin to a converted barn or loft apartment.

On the ground floor there are two guest bedrooms and a family bathroom with excellent storage and south facing windows. From the ground floor stairs rise to a spacious first floor sitting/dining room with oak flooring, a lovely wood burning stove and sliding doors leading out to a stupendous balcony from which the views are utterly magnificent. On the first floor there is a useful utility room with a door to the garden, and also a handy home office to the left and to the right a door leads through to a passageway with a cloakroom that leads around to the rear of the property to a chic modern kitchen with space for a dining table. The kitchen is fitted with a good number of retro high gloss units with a solid wood counter and space for a large 'Rangemaster' style cooker. Windows to the rear overlook a beautiful and private lawned area of the garden and French doors to the side lead to a terraced area and the rest of the garden.

On the top floor the entire space is given up to an impressive master suite with a large double bedroom, walk through dressing room and a large en-suite bathroom. The windows from the top floor give arguably the best vantage point from the house where on a clear day, Cheddar Gorge, Cheddar Reservoir and even Glastonbury Tor can be seen. There is also a good-sized wardrobe on the landing and potential to reconfigure the space to create two bedrooms if desired.

Outside, the grounds are simply magnificent, as mentioned previously there are several areas of lawn with several maturing fruit trees and established flora and fauna. The plateaued terraces are perfect for growing your own vegetables and wildflower meadow, and throughout the garden there are numerous vantage spots to sit and enjoy the breath-taking scenery and views over the village and church. There is also a handy pedestrian gate within the wall to the rear of garden to give easy access out the Mendip Hills for keen dog walkers or Ramblers.

Directions Approaching Axbridge on the A371 from Cheddar take the left hand turn to Axbridge, (Cheddar Road). Continue into the centre of the town, arriving at the Historic Market Square. For convenience you could park in The Square and then continue on foot towards the church steps. The entrance to The Rising is tucked away to the left hand side of the Church.

Situation Situated in an area of outstanding natural beauty on the east side of the A38 and overlooked by Wavering Down and Crook Peak is the ever popular medieval town of Axbridge (). This Somerset town is packed with 'old world' charm and its Medieval beginnings are still evident in some of its oldest buildings. An important wool-producer in the Middle Ages, the town has always been at the centre of things, indeed it was a river port in earlier times. This was reflected in its early royal charters allowing it to hold markets, fairs and become a royal borough. It even had its own mint, with coins showing the town's symbol: The Lamb and Flag. There is far less through traffic nowadays, but the layout of the town has changed little over the centuries, a medieval town expanding on a fortified Saxon burgh. Axbridge is well served for local facilities include post office, general stores, primary () and middle () schools (Fairlands being in Cheddar) and a number of restaurants. Further facilities are available in the nearby villages of Winscombe and Cheddar and as mentioned, primary and nursery schools are available at Weare and Axbridge with older children attending Kings of Wessex School () or private/public schools at Sidcot, Wells Cathedral School and Millfield. The town has good access to the City of Bristol and the seaside town of Weston-super-Mare and there is access to the motorway network at Clevedon (junction 20), St. Georges (junction 21) and Edithmead (junction 22). There is an international airport at Lulsgate and access to a mainline railway station at Yatton.

Our vendor says The Rising is a wonderful place to live. This unusual property offers all the advantages of modern living with so many touches of the past.

We have noticed A truly unique family home that offers the best of both worlds in terms of adaptable living accommodation with ancillary accommodation/workspace and an incredible garden that contains within it an enchanting natural pond which harnesses the rainwater that spills of the Mendip Hills during the Winter months.
