Pre-Construction Works

Prior to any building construction work on the new house being undertaken, the purchaser is to:
(A) Patio Terrace - Carefully cut back the existing patio terrace and construct a new retaining wall for support along the new boundary line.
(B) Fence Requirements - Construct a 1.8m high fence along the boundary allowing 2m clearance between the existing hose at 1 Woods Orchard Road and the development plot. The fence is to be constructed with concrete posts, concrete gravel boards and larch lapp paneling. (Height of 1.8m to be measured off existing patio level at 1 Woods Orchard Road.)

Planning Condition 7

To comply with visibility splay lines, it will be necessary to swap the position of the parking spaces with the pedestrian entrance. (The pedestrian entrance will then be adjacent to the existing house at 1 Woods Orchard Road).

Matters To Be Noted

- There is a well within the development plot.
- The rear boundary is marked by the existing hawthorn hedge. There is a ditch to the rear of this with some properties adjacent claiming land rights to the ditch.
- The purchaser is to make their own enquiries and investigations in respect of the note in the planning permission relating to a public sewer. The statutory sewer records do not show any public sewers in the development plot and the vendor is not aware of any.
- Reference should be made to the drainage strategy dated 20th September 2022, prepared by Rapport Consultants Limited.
