House For Sale £1,325,000
East Avenue, London E17

Description
This delightful three bedroom semi detached Victorian house presents the rare opportunity to acquire an extremely desirable property in the prime Walthamstow location, the heart of Walthamstow Village.

If you lived here...

You’d love coming home to this lovely property that combines the original features and elegant proportions of a Victorian villa with an immaculate contemporary interior. The location is quite simply superb, in the midst of the village Conservation Area just around the corner from Orford Road.

The house has great kerb appeal, with London-stock bricks and sash windows giving it an impressive presence. With 1,525 square feet of living space set over three floors, this is a substantial property and a fantastic family home.

It has a plethora of original features, from ceiling cornicing and ornate cast-iron fireplaces to sash windows with bespoke stained glass inserts. These are complemented by stylish and sympathetic modern updates such as school-style radiators, wood floors, fitted cupboards and subtle downlighters.

The property has been refurbished throughout and is in immaculate condition. Thoughtful changes to the layout have created a unique family home that has the flexibility to suit modern lifestyles. With large open-plan living spaces on both the raised and lower ground floor, plus three bedrooms, two bathrooms and a lovely low-maintenance landscaped garden, there’s plenty of space inside and out.

The 27’7” long open-plan kitchen/living room on the lower ground floor is a beautiful room. With a stunning feature fireplace, bespoke Shaker-style kitchen, an adjacent utility room and storage cupboards in addition to a cosy lounge area with garden views, this room has it all. Overall, it’s a great place to relax and entertain.
The first floor main living room is another dual aspect huge space. Extending to 27 feet, this fabulous space is zoned into two distinct areas by the two fireplaces which add character and interest to this already impressive room.

The first floor is home to two double bedrooms, both of which have bespoke fitted cupboards, and a single bedroom that’s currently used as a gym. The family bathroom on the half-landing and the shower room on the floor below both have a boutique hotel feel, with contemporary tiling and sanitary-ware.

The charming townhouse has to be one of the most desirable properties in Walthamstow.

A word from the owners....

"It is almost impossible to put into words just how lovely it has been to be part of this Village. The amazing restaurants, coffee houses and pubs alone, (special mention for the Sunday Roast at the Castle), it has been amazing to be so immersed in the vibe and fun within this 'hidden gem'. However, what really underpins this whole area is the sense of community. The Christmas sing-a-longs for the children, the summer street jumble trail, Orford House beer festival, The Village book day and boating in Hollow Ponds, are literally just a few of the things that have made this village a truly warm, happy place to live in.

In terms of our beautiful home, we have loved every minute of it. The house itself is an amazing Victorian building, and from the sunlight that floods in through the giant sash windows, to the detailing of all of the original fireplaces and high ceilings, we are constantly reminded of why we love this house so much. We have so many fond memories hosting friends and family, it has been such a great place for our young family and we leave it with a very heavy heart. We are confident that the next owners will find this both a fantastic house as well as a rare and wonderful community to call home."
