Fillongley, Warwickshire CV7

Description
Fillongley House showcases the handsome façade of Georgian architectural design including grand proportions and pleasing symmetry with large sash windows, stone balustrading and an imposing central portico entrance flanked by stone columns. Inside, the elegant interiors are spacious, featuring high ceilings, ornate cornicing, picture rails and embellished stone fireplaces with rooms filled with natural light courtesy of the lofty windows. The impressive reception hallway with its generous dimensions and monochrome tiled flooring offers a sense of arrival, setting the tone for the stylish interior accommodation on offer within the home. On the ground floor, this comprises a drawing room, with a formal dining room on the opposite side of the hall, offering the perfect setting for entertaining guests. The entrance doorway to the exceptionally spacious kitchen/breakfast room features engraved glazed panels with a coat of arms design and once inside the fittings include a complementary blend of traditional and modern fixtures and appliances. Adjoining the kitchen are the prerequisites for a stately home, namely a laundry room, pantry, utility and boot room, along with the boiler room and store. The lower level also offers a relaxed sitting room, with bay window affording views over the garden and a warming wood-burning stove for comfort, as well as a stairway to access the cellar.

A broad staircase with curved handrail and ornamental wrought iron spindles rises to the first and second-floor accommodation where rooms afford occupants with glorious elevated views over the grounds. There are four en suite bedrooms, two further bedrooms and two family bathrooms, along with a library area off the first-floor landing.
Secondary accommodation

Fillongley House provides almost 2,500 sq ft of secondary accommodation to the main residence where staff or guests can be comfortably accommodated. These comprise a studio apartment situated on the floor above the garaging, along with an adjacent, 2-bedroom annexe.

The garage block is a modern construction of red-brick under a tiled roof, offering a double garage and a side access into an entrance hall with stairs rising to the studio. Here a large living room with skylight windows, accommodates space for a bed, and there is an adjoining shower room.

The annexe is also a more recent building, which offers light and airy accommodation over two floors and modern interiors. On the ground floor there is a generous sitting/dining room, a study and kitchen, along with a cloakroom, whilst the second floor provides an en suite bedroom and a second bedroom, both featuring attractive arched windows.
Recreation

For enthusiasts of outdoor activities, there is an area of level lawn, providing the ideal spot for a game of badminton, croquet or perhaps bowls, along with a floodlit tennis court and for winding down after strenuous pursuits, a two-storey timber summer house provides a relaxed setting. There is also a workshop nearby having power and lighting, along with a built-in audio system.
Equestrian

With the extensive grounds having direct access from the road there is the potential to create an outstanding equestrian facility at Fillongley House.
Gardens and grounds

The gardens and grounds at Fillongley House are particularly noteworthy, being beautifully maintained, with a well-considered collection of specimen and traditional trees, and acreage extending to approximately 32 acres. The grounds comprise secluded pathways through areas of woodland, a natural pond and brook which attract visits from an interesting variety of wildlife, and large swathes of lawns are interspersed with trees providing sheltered spots for relaxed sitting. Manicured evergreen hedges create hidden gardens, and for those with a passion for nurturing plants and a leaning towards self-sufficiency, there is a vegetable garden and orchard. A large paved terrace, with balustrade edges, adjoins the main house offering opportunities for outdoor dining and relaxation whilst taking in the sunny south-westerly aspect and the views over the gardens.
History

It is believed that a 14th-century farmhouse originally stood on the site of the current residence, with the building being remodelled circa 1830 incorporating the earlier house, whilst creating the Georgian façade and handsome proportions of the house as it stands today. A low pitched roof is concealed by balustraded parapets, with steeply pitched tiled gables to the rear, and a timber bell-cote with weathervane is perched atop. Further refurbishment and additions to the property are recorded in the 20th century but the essence of Georgian splendour are retained at this splendid country house.
