House For Sale £725,000
Grosvenor Rise East, London E17

Description
This gorgeous three bedroom terraced house combines all the charm of a Victorian cottage with an immaculate contemporary interior. Its location is superb, on one of the prime roads in Walthamstow, in the midst of the village Conservation Area just around the block from Orford Road.

If you lived here...

It would be an absolute pleasure to come home to this ‘model cottage’, one of several built in Grosvenor Rise East on the former Church Common in 1853-55. From the charming façade of mixed-stock bricks and sash windows, to the plantation shutters and Scandi-modern styling, this house is a rich mix of the old and the new.

The main living space is a fabulous light-filled room over 26 ft long, with a striking wood floor, feature fireplace, and plenty of space for relaxing, entertaining, and dining. The adjoining kitchen, which can be glimpsed through a cute high-level hatch, is well-equipped and opens onto the garden deck.

The first floor has been designed to maximise bedroom space, with a large main bedroom to the front of the house, and a second double and third bedroom to the rear. The main bedroom is bright and spacious, with an original fireplace and cornicing. The second bedroom is ideal for guests, and the third has leafy views over the back gardens to the rear. The bathroom is on the ground floor level, accessed via the kitchen.

Outside, the landscaped back garden has been zoned into distinct areas, with a decked terrace, paved patio, artificial turf lawn, and stylish studio at the end. At over 50 ft long, it is a superb space for outdoor living and entertaining, with something for everyone.

A word from owners...

"We have lived here well over 5 years now and we love it. For this reason we will only be moving a street or 2 away. We are particularly pleased with the school our daughter goes to (Henry Maynard) as it feels like a really active focal point for the community. We really enjoy eating in the relatively new Italian (Arte Pasta on Shernhall Street) and all the restaurants in the village. We love going to the Castle or Queens Arms for Sunday Roast and there is a fantastic curry house called Spice Box on Hoe Street. There is a real community feel in the village and surrounding areas and the neighbours all around us are lovely without exception. We regularly enjoy a Firepit in the garden with friends and it is so nice to go for a bike ride with our daughter into Epping Forest, to the local parks (Lloyd Park is great) or to the Wetlands. There are also a lot of promising developments going on which is exciting for the future, particularly the new Soho theatre being built on Hoe Street. The house has been great for us, particularly with its large garden and historical features, such as the working fireplace. A good friend of ours built a big new shed in the garden too which has proved very useful and he built it to be easily convertable into a home office at some point in the future if needed. We were so keen to stay that at one point we had a quote done for the loft to be converted. We just didn't get round to it to be honest. The big lounge is great for entertaining and the garden is an excellent size for the village. The kids love playing in the very quiet residential street. The owners of the pub are very good neighbours and often hold on to our post for us."
