Description
Wellcroft Cottage...a feast of period charm in Ivinghoe village.

Wellcroft Cottage

This family home has a fascinating history and is located in the heart of charming Ivinghoe village, the jewel in the crown within a designated Area of Outstanding Natural Beauty.

Beginning life in Georgian times, this home retains many of its original features, including remnants of its former guise as a plaiting school. As the years passed, so this house grew. From humble 18th century origins, which constitute the rear of the building, to Victorian additions to the front. At one stage this home comprised three seperate cottages before it was sympathetically restored into a single family home as we see it today. Situated next door to the much loved independent, seventeenth century Rose & Crown Public House on the corner of Vicarage Lane and Wellcroft, this property really epitomises the classic 'pretty village home' and the lifestyle that affords.

In classic country fashion, the current front door is to the side of the house and one enters through the stable style door into the kitchen. Presented in keeping with the overall period feel, there is a great range of cupboards, gas hob and worktop peninsula. The kitchen looks out over a truly magical side courtyard garden, abundant with greenery, this quiet space is reflected within the colours of the kitchen.

From here there are two simply charming reception spaces; to the front the main living room. Spanning the full width of the house this is a generous space, dual aspect and with a simply stunning open working fireplace with brick surround. Adjacent is a good size dining room, the Georgian heart of the home, again with a stunning original working fireplace. Beyond is a further reception room with external door leading to courtyard and garden, currently used as an art studio, which could easily be used as a playroom, large study, reception/boot room, ground floor bathroom etc.

The first floor comprises four bedrooms; three genuine doubles and a single. Serviced by both a shower room as well as a separate bathroom, giving the house the space to comfortably house a growing family as it has done so successfully for the current owners. The rooms to the front offer far reaching views across the canal network towards Mentmore Towers and the Cheddington Hills where you can watch the sunset.

There is a large dry cellar offering abundant room for storage or a workshop, and even boasts its own door to the front.

Externally to the side of the house is a five bar gate leading to the front door, courtyard and garden. Formerly a driveway providing access to the detached garage, the space is now utilised for planting and seating (*see notes). The detached garage is brick built and offers scope for a host of other uses, as well as parking. A path leads through to the rear well-stocked enclosed walled garden, a space lovingly cared for by the current owners which offers a private retreat from the pressures of everyday life.

This is truly an original and charming home full of warmth and character. However, please do not take my word for it, browse the photos and then watch the video tour, and if you think this could be the home for you then please give me a call to arrange a viewing.
