House For Sale £825,000
Glemsford Drive, Harpenden AL5

Description
Stylish living in Harpenden.

The property

This stylish four bedroom semi-detached home is located in the quiet cul-de-sac of Glemsford Drive, just off of Crabtree Lane. Having undergone a programme of extension and refurbishment, we are presented with a home of super quality, both in space and finish.

Accessed via a block paved driveway, the front door leads into a spacious entrance hall. There is ample space to hang coats and store shoes, as well as housing a convenient downstairs WC. The layout here means there is access both straight into the living room or to the kitchen/diner to the rear, providing a practical flow of space.

The living room to the front of the house is a good size with ample space for a generous suite. Wooden shutters on the large front windows, provide both privacy and a stylish look. Wooden framed glass double doors open through to the epic kitchen/dining and family room. Large in scale and cleverly zoned to create a simply wonderful family space in which to enjoy. A stylish refitted kitchen, housing a large gas fired range cooker, takes centre stage with a high quality counter tops providing a breakfast bar. There is space for a large table and chairs, with patio doors and windows to the rear making the most of the tremendous views across the valley towards Sauncey Wood. This epic space means there is ample room to have further sofa seating creating a truly family orientated room. There is also access to a seperate utility/laundry room, which also houses the boiler, but with space to wash and hang washing.

On the first floor there are three genuine double bedrooms. All presented extremely well and serviced by a stylish refitted bathroom. The second floor is a fantastic loft conversion which houses the main bedroom and ensuite. Again presented superbly.

Externally there is off street parking for two cars to the front. The rear garden comprises a large patio area immediately to the rear of the house, with a lawn area and garden shed. What is truly special here are the views. Immediately behind the garden are allotments with views across the valley beyond.

An exceptional family home which is perfectly placed for local primary or secondary schooling as well as being within easy walking distance of the mainline station. But please do not take my word for it, browse the photos, watch the video, and if you think this is the house for you then please get in touch.

Location

Harpenden itself offers a tremendous lifestyle. Formerly a village this small, but now bustling town boasts a pleasant Victorian High Street and a Georgian centre. Famous for its 'common', a vast swathe of common land for all to enjoy with archetypal cricket club and golf course ( of which there are quite a few!). Or why not take a stroll through Rothamsted Park and end up at the White Horse for a delightful gastropub experience. There are a host of quality restaurants, including Lussman's, ZaZa's, and Bar Azita, as well as smaller independent cafe-style eateries like Parker & Vine and The Silver Palate. There is a Nero's and a Costa to fuel every caffeine requirement or why not go independent and check out Emilio's street food on the pedestrian concourse in front of the town library . Again there are public houses a plenty, my personal favourite being the Oddfellows Arms, just behind Leyton Green, offering a stylish but quirky interior and a luscious outdoor seating area.

Transport links here are superb with the Thameslink Station providing regular access to London St. Pancras in around 30 minutes. Given you can walk to the station platform in under 10 minutes that makes for a rare convenience to life. The M1 is a 5 minute drive and Luton Airport just 10 minutes away. So whether it is domestic or international travel you need this town has it all.

Schools are extremely well catered for with Ofsted 'Outstanding' primary schools such as Crabtree, and secondary schools Sir John Lawes and kws, alongside the renowned St Georges School and the private schools of St. Hilda's and Aldwickbury. What a place to live!
