The land is situated in a rural location on the edge of the village of Clyffe Pypard. The village itself is picturesque standing at the foot of the escarpment of Marlborough Downs and has a fine church and a popular public house and is well placed for access to the market towns of Marlborough, Calne and Royal Wootton Bassett and the expanding commercial centre of Swindon. Junction 16 of the M4 motorway is about 7 miles to the north and there is an intercity rail service from Swindon to London Paddington (about 55 minutes).

The land is shown edged red for identification purposes only on the aerial photograph and extends to about 0.32 acre. It is mainly open grassland with the western section having some mature trees.
The land does hold the septic tanks which serve the properties in the cul-de-sac and this use will continue.

Reserve & Guide Price

If you are the successful bidder, you will then be asked to sign the auction contract and pay a 10% deposit and a buyers fee of £600 including VAT on any Lots purchased at or below £99,999 or £1,200 including VAT on any lots purchased at £100,000 or above.
