House For Sale £2,650,000
Hook Road, Greywell, Hampshire RG29

Description
Royal Oak House is a charming Grade II listed house recorded as dating back to the 1800s with later additions. It has an interesting history having originally been built as two cottages and then a Public House which closed in the 1950s.

The current owners have owned the house since 2015. During their ownership they have carried out an extensive renovation and remodelling programme to create an incredibly comfortable and extremely well-presented village house. Their attention to detail and quality of workmanship is of particular note.

The welcoming reception hall provides access to the drawing room as well as the kitchen. The drawing room is L-shape with an inglenook fireplace with wood burning stove. Beyond the drawing room is the study which is beautifully fitted with oak bookcases and cupboards and has French windows out to the garden and further door to the front drive. Adjacent to the study is a ground floor guest bedroom with adjoining shower room. The study and guest bedroom would lend themselves to creating a self contained annexe. Off the entrance hall is a large cloakroom with extensive storage. The kitchen/breakfast/dining room has been beautifully fitted with an extensive range of handcrafted floor and wall cupboards. There is a three oven electric Aga as well as Miele oven and induction hob, built in dishwasher and wine fridge, and under counter refrigerator. There is a central island with further worksurfaces and cupboards as well as a breakfast bar. Throughout the kitchen is ceramic flooring and oak flooring within the dining area which has a curved window overlooking the garden. The laundry room is fitted to the same standard as the kitchen with good storage for boots and coats and a stable door to outside. Adjacent to the dining area is a sitting room with French windows out to the terrace.

To the first floor is a good size landing which is used as a library with extensive bookshelves. The principal bedroom is vaulted with a glazed oak frame to one end with doors out to a curved glazed balcony. There are Jack and Jill en suite bathrooms in the principal bedroom, one of these is also accessed from bedroom two. There are two further bedrooms and a further family bathroom. The fourth bedroom is currently used as a dressing room with an extensive range of oak wardrobes, cupboards and fitted dressing table.

Royal Oak House is approached via an electric five bar gate leading onto a gravel driveway providing ample parking and giving access to the two garages which have electrically operated doors. The mature garden lies principally to the rear of the house with an extensive terrace running the full length and a pond set within a Cotswold stone wall with steps up to broad areas of lawn with raised flower and shrub beds. Climbing roses adorn a pergola and adjacent is a further raised terrace with a heated summer house, by Crown Pavilions, which has built in bench seating and wine fridge. Surrounding the terrace are further rose and pleached fruit trees. There is an additional vehicular access to the garden next to the main entrance drive. The garden adjoins farmland to the east. Beside the house is a good range of garden stores for logs, potting shed and garden machinery.

Hook 2 miles (London Waterloo 53 minutes), Basingstoke 7 miles (London Waterloo 44 minutes), Farnham 10 miles, Alton 9 miles, M3 (Junction 5) 1 mile. (All distances and times are approximate)
