House For Sale £750,000
Forge Court, Billesdon LE7

Description
As you approach this lovely home settled at the top of an exclusive court, the immediate impression is of nurture and exclusivity. This prestigious property is situated on the largest plot of the highly attractive development of Forge Court, comprising only four houses, all built in 2012.

This outstanding property is presented with a well maintained front drive constructed with contrasting shades of block paving that spans the width of the property giving easy access to the integral garage. There is ample space for further vehicles and to maximise this and add a softer feature to the landscaping, a flower bed has been filled to capacity with various plants. Either side of house, paths leads to the rear and back garden.

Stand and stare for a moment and absorb these initial impressions. This delightful, ready to move in to property has been maintained to a high standard, is situated in a superb location and will offer its new owners the benefit of a new home that is move-in-ready to enjoy.

If you have driven into the garage, you have the benefit of an internal door leading directly into the house via the living room, which is always an advantage for security or simply avoiding awful weather conditions when unloading the car. However, if we enter under the storm porch at the front, a spacious and welcoming hall is the starting point for our viewing.

A beautifully designed hall should allow the human traffic within the house to seamlessly flow from one room to another. It should provide convenience and create an impression of the style of the home as reflected throughout its entirety. This hall is delightfully spacious. It is the centre of the house and all the reception rooms can be accessed from it.

The hall is airy, with light oak panelled doors, light oak flooring and a neutral palette of colours chosen for decoration to reflect light and create a contemporary atmosphere. Subtle additional touches such as the coved ceiling and brushed chrome door furniture all add to the overall impression and signal to the observant viewer that this home has been stylishly decorated and attention has been given to details.

There are two spacious main reception rooms and a large, open kitchen dining room. A cloak room positioned in the space afforded by the turn in the staircase provides lavatory, basin and integral cupboard for coats. The living room overlooks the front of the property and an internal window allowing borrowed light from the office immediately next door.

The separate hobby and craft room is perfectly positioned to allow privacy, away from the hustle and bustle of the rest of the house, a place where art can be created. It has a vaulted ceiling and a skylight that adds architectural interest and floods the room with daylight. The present owners have looked to the future and had gas and water drainage made available in this room to allow a possible extension or conversion to 5th Bedroom- perfectly futureproofed!

The sitting room can be entered from the hall or from the dining area. This allows the reception rooms to become one huge space by throwing back the double doors and inviting movement from one room to another; absolutely perfect for larger scale entertaining. The added benefit of this arrangement is that the garden and paved patio areas are also easily reached through two sets of patio doors that open from the sitting room and from the dining area. This property is beautifully designed to change with requirements so whether you are catering on a large or small scale, enjoying a formal dinner party or a quiet moment of relaxation in front of the sitting room fire, this arrangement of rooms enables versatility and choice. All the reception rooms have been tastefully decorated to maintain consistency and neutrality, often with feature walls, in keeping with present day interior design trends.

The light oak flooring is a feature throughout the sitting room, living room, hall and beyond into the dining area, where there is ample space to fit a large table without blocking any of the three sets of double doors that open into or from this area. The sitting room overlooks the landscaped garden that wraps around the house on two sides. This room is generously sized and has classically pleasing features such as the chimney breast and limestone feature fireplace. Imagine your Christmas tree lit up in here or the patio doors open wide on a summer evening; it is simply a lovely room.

From one lovely space to another, we now view the stunning kitchen. There is a generous flow of dark oak inspired work tops, above and below the eau de nil cabinetry, making this kitchen totally practical yet immediately striking. Ample storage space and integrated appliances including a gas hob with extractor hood, a double electric oven, microwave and dishwasher combine seamlessly to leave this room feeling uncluttered and spacious. It has a freestanding, central island unit and includes particularly distinctive features such as horizontal block wall tiling, a vaulted ceiling and deep window ledges. A breakfast bar has been cleverly designed as part of the work top and provides a natural marker from dining area to kitchen, highlighted by large floor tiles that sweep into the utility room, tucked out of sight around the corner. There is ample room in the utility for additional storage and laundry appliances.

If we now double back through the kitchen and re-enter the hall, the carpeted staircase turns up and round, back into the centre of the house and a large landing exposes the arrangement of doors leading to two family bathrooms, four bedrooms and a study.

The spacious, double aspect master bedroom has integrally fitted wardrobes, as do bedrooms two and four. The master bedroom has a separate en suite, with, lavatory, bath, hand held shower and bidet. There are two family bathrooms centrally located off the landing: One with a large walk-in shower and the other with a shower over a spacious

P shaped bath. This property has four washing or bathing facilities – cloakroom, en suite and two family bathrooms – all similarly fitted to a high specification with slate effect tiles, contemporary heated towel rails and white sanitary ware. The showers are tiled from floor to ceiling.

Bedroom three is entered from the area currently designated as a study which has been considered to be used as a bedroom and immediately next door to one of the bathrooms. This arrangement of rooms –study, double bedroom and bathroom – is perfectly suited to become a guest suite and could easily be made entirely separate to offer additional privacy.

This home has been well maintained and is in a superb location. Fortunately for any prospective new owner, the present owners are in a chain free situation and therefore, as with so many aspects of this property, the word ‘perfect’ comes to mind.
