Additional Info
Planning

The site falls under the jurisdiction of Westminster City Council and is not listed, but is located at the southern boundary of the Westbourne Conservation Area.

The Property has a long planning history and we have highlighted the relevant permissions. Planning permission (18/10476/full) was granted on 21 May 2019 for the following development:

“Demolition of existing buildings behind a retained facade of 2a Bridstow Place and erection of buildings to provide two single family dwellinghouses (Class C3) with integral garages and roof terraces and excavation of two storey basement and other associated works.”

Excavation was carried out under a previous consent granted in 2015 (14/02993/full), which allowed the same basement works, but previously did not allow the demolition of the bulk of the building. Evidence of lawful implementation is by a Certificate of Lawfulness for Existing Use or Development (16/10391/cleud). Discharge of Condition 3 (22/03019/adfull) was carried out as part of this implementation process.

Community infrastructure levy (cil)
We understand an outstanding cil payment is due of £450,000 (not subject to indexation). Figure not to be relied upon.
