The Architect

Studioort is an architecture practice based in London and Bangkok. Its projects each have a unique sense of identity, reflecting the studio's strong appreciation of place and context. Its work ranges from residential and hospitality spaces to the sweeping scope of urban design.

The Tour

Built circa 1900, the house has wonderful proportions typical of late-Victorian and early-Edwardian architecture and retains many of its original features. Set back from the street behind a privet hedge, it is accessed by an ornate iron gate. The façade is dressed with white decorative stucco, and a bay window punctuates the London stock brick. Colourful stained glass is set into and above the black front door, which opens to a wide hallway. Here, the original colourful Minton floor tiles run underfoot, adding depth and character to the space; beautiful cornicing runs around the perimeter of the ceiling.

On the right of the hallway is the bipartite sitting room. The 'Worsted' by Farrow & Ball on the walls set the tone for the sets of the house, which is finished in varying shades of grey, creating a feeling of calm cohesion that runs throughout. Shutters have been added to the large bay window, and bespoke, built-in shelving flanks the chimney breast. Colourful glazed tiles surround the original fireplace, while original cornicing is accented by a ceiling rose. Pine floorboards have been carefully sanded and oiled, adding texture and warmth to the room.

Both the hallway and the sitting room lead to the modern extension at the back of the house, which juxtaposes cleverly with the original architecture, its clean, contemporary design inspired by the current owner's time in Asia. This houses the kitchen and dining room, defined by a striking Iroko portal at the back of the room, which acts as a day bed and links to the garden. Bi-fold doors open the room to the garden on warmer days and allow light to pour in when closed. The pared-back kitchen runs along one wall, where white cabinetry provides ample storage. The worktop is concrete, set against a wall of cream vertical tiles that form a wonderfully geometric splashback: A utility space and a WC are positioned between the sitting room and the kitchen.

A flight of stairs have been sanded and painted 'Charcoal' by Eico and lead to the first floor. At the rear of the plan is the tranquil main bedroom, which is illuminated by a large bay window overlooking Arodene Road. The original cast-iron fireplace remains, which is beautifully tiled. A soft grey carpet adds warmth. In the middle of the plan is the second bedroom, with built-in cupboards and views over the garden through a large sash window. The third bedroom, currently used as a study, is at the back of the plan. Here, two further sash windows frame verdant views of neighbouring gardens and handy bespoke cabinetry and bookshelves line one wall. A fireplace here has been painted black, accented by orange and black chequered tiles at the base. There is also a large bathroom on this floor; finished in a neutral palette, it is a peaceful space with a large walk-in shower.

On the second floor is a fourth bedroom. Tucked into the eaves of the house, it feels secluded and has wonderful views over the roofscapes of Brixton. A bathroom on this floor is finished in cream tiles surrounding a bath.

Outdoor Space

A glazed door from the kitchen opens to the garden at the rear. Beautifully landscaped, its borders have been planted with Bamboos, Maple and ferns. With ample space for outdoor furniture, the garden is an oasis of calm and is perfect for alfresco dining.

Area Guide

The peaceful Arodene Road is a short walk from the plethora of amenities Brixton has to offer. Brixton was the pinnacle of modernity during the latter years of the 19th century, with the first purpose-built department store (Bon Marche) in the United Kingdom opening in 1877 and the first electrically-lit market street, aptly named ‘Electric Avenue’, opening in the 1880s; the street further rose to cultural prominence thanks to the 1983 hit single by Eddy Grant.

Nearby Brixton Village, Market Row and Acre Lane are all highly recommended destinations. The Ritzy Cinema, Electric Brixton and Brixton O2 Academy are much-loved institutions. Newly opened is The Department Store, a superb renovation of the 1877 Bon Marche building that now houses collaborative workspaces, a Pure Vinyl record shop, a community Post Office and Canova Hall restaurant and bar.

There are a variety of transport connections within easy reach of Arodene Road. Buses run across the city from Brixton Hill, while the Victoria Line at Brixton Underground offers speedy connections to central London, with trains running every two minutes, reaching Oxford Circus in 14 minutes.
