Located alongside Cad Road, it’s ideal if you’re looking for a rural outlook but need to be accessible. It offers excellent road links either back into the pretty market town of Ilminster, just a five-minute drive away, or connecting with the A358 and A303 to the west.

The current owners have sympathetically improved the cottage during their ownership, and it was beautifully extended by the previous owners to create practical and spacious living accommodation, particularly on the ground floor.

Entering through the pretty storm porch, the period front door opens into a stunning living space with flagstone flooring, exposed ceiling beams and timber posts. A submersible pump is located in the external drainage ditch running alongside the garden which can pump any excess surface water to the road drainage system in particularly wet weather. The vendors inform us that this assists with minimising the buildings insurance premium. The property had water ingress under previous ownership, circa 2006. According to the Government website the property is very low risk for flooding from Rivers and Surface Water.

The vendors are reconnecting the lpg gas bottles for the sitting room fire which were temporarily disconnected.
