According to the Architecture of Peckham Book, Nutcroft Road didn’t exist in 1870, but did by 1890. You can see a lot of the houses still have many of the original external features.

In mid to late 1982, the opportunity came for us to buy this house for £27,000 – which was actually a lot of money at the time!

The sellers were a family of 3 generations living on the 2 main levels. As shown in my drawings, which Matt (the estate agent) can show you on viewing, the ground floor consisted of front and back bedrooms, a kitchen and scullery, with an outside toilet. The mid floor level consisted of a kitchen, toilet, shower, utility – all above the kitchen and scullery below. The main upper floor level consisted of large front room and back bedroom. The house was centrally heated by a 'Servo warm system' (which was commonly used back then) and had Gas & Electric services. There were a large and small water tank in the loft area for the Servo.

We knew there was plenty of work to be done, but with me (Tony) being a builder and stone mason, we knew that it could be carried out over a period of time… with patience.

The prime initial issue was providing damp proofing throughout the ground floor and checking for dry rot to flooring areas - which we had to do straight away.

Further changes we made include:

On the ground floor internal:

1)-moved the front door forward to the face of house.

2)-open planned the 2 receptions into 1 room.

3)-reduced the ceiling height to rooms (for energy efficiency).

4)-reduced the ceiling height to the passage entrance.

5)-made the kitchen & scullery into 1 kitchen area.

6)-extension added for toilet, bathroom and utilities. (1991)

On the upper floor levels:

1)-mid level made into bedroom and box room.

2)-upper levels made into front & back bedrooms.

General:

1)-re-newed windows to all rooms (1992).

2)-combi boiler system (2016).

3)-radiators to all rooms (Late 1990s).

In the loft:

1)-removed the large water tank and small tank.

2)-insulated both loft areas.

3)-boarded the main loft, added a loft entry, light and ladder

External areas:

1)-replaced front of house paved area.

2)-new front of house boundary wall.

3)-back of house paved area.

4)-replaced fence between houses number 34/36

5)-new slate roofs to high & low levels (2017)

6)-new guttering at high & low levels (2017)

We realise much of this work is perhaps now considered outdated, but we have been proud to make 34 Nutcroft truly our own, and now pass the baton on to someone new.

Lots of nice people have come and gone from the Road over the years, leaving us behind and it’s been a lovely street for us to raise our family.

The only reason we’re now selling, is to be closer to all who have now flown the nest a little further out, and as we’re starting to struggle a little with the stairs, we think it’s the sensible thing to do.
