House For Sale £475,000
Whitcombe Road, Newport, Isle Of Wight PO30

Description
Sweeping in through the attractive and unusual front gate and onto the extensive driveway of this charming period lodge you are immediately immersed in the gorgeous external appeal. With its high finialled roof line and tall chimneys, original grey stone walls, cathedral style mullioned windows, pitched roof porch and arched front door there is something to admire wherever you look. Nestling in a beautifully landscaped large garden and surrounded by countryside with far reaching views, the property is believed to have been built in 1858 as this property for Carisbrooke cemetery. It is full of period features including the mullioned windows and a sculpted archway between the lounge and the sitting room but has been sensitively extended and updated to provide everything needed for modern living. Once through the entrance lobby and hallway there is open access to the sitting room/study and a fascinating wood door to the lounge. There is actually open access between all the rooms on the ground floor providing a free flowing and semi open plan feel to the ground floor reception rooms. The delightful lounge includes a central ceiling rose, a charming fireplace with a log burner and an attractive bay window, while the spacious L shaped, triple aspect kitchen/dining area features mullioned windows and French doors to a courtyard and the garden. There are plenty of storage units and appliances as well as a larder cupboard and room for a good sized table and chairs plus a nearby cloakroom. On the first floor there is a large, contemporary family bathroom with a bath and separate double shower as well as two double bedrooms. One includes a fitted cupboard and the other has a charming mullioned bay window. The extensive garden and grounds are a real feature of this interesting Victorian gothic property and have been beautifully designed with terraces to provide different rural vistas including views across to the famous Carisbrooke Castle in the wintertime. There is a superb decked terrace covered by a pergola and a patio outside the property with a charming wood gazebo. Both are places where you can enjoy the sunshine and sit and admire the impressive trees, rose beds, shrub borders and well situated in the midst of a gravel pathway as well as the wildflower meadow.

What the Owner says:
I bought this property because I loved the quirkiness of it and the wonderful garden, and at Christmastime ‘dressed overall' it looks fabulous. But I feel I need to move nearer to my family and hope that new owners will appreciate everything this gorgeous lodge has to offer.
The location is ideal as in many ways we have ‘the best of both worlds.' There are wonderful places to walk the dogs including a short walk to the castle or there is a footpath where you can stroll into Newport in about 10 minutes. There is also a bus stop outside the back gate so you don't even need to get the car out. The village of Carisbrooke includes two pubs, a café, an Italian restaurant and a few shops in the high street. There are also four schools including St Thomas primary school and Christ the King secondary school as well as a doctor's surgery.
Newport is the county town of the Isle of Wight and includes a variety of high street stores and independent shops as well as wide selection of restaurants and bars. There is a weekly street market and a farmers' market and a number of primary and secondary schools within the vicinity. It is not far from the Shide Nature Reserve and the walks or cycle rides along the River Medina are a real pleasure, while the Newport Golf Club is available for golfing enthusiasts.
