House For Sale £700,000
Hill Avenue, Bedminster, Bristol BS3

Description
"We loved living in our home on Hill Avenue. Access to the amenity of Bristol centre is excellent. The fastest route over the banana bridge sees you in the centre on foot within 20 minutes, whilst diverting via East street can see you at Wapping Wharf within 25. I came to realise that when properly motivated you can be on the platform at temple meads within 8 minutes, although it would be wise to leave a bit more time!

Closer to home the local pubs, restaurants and cafes are excellent. Getting to the Star and Dove takes less than a minute, but getting back can take longer. The views from the Victoria Park Pub are outstanding, especially in hot air balloon season. The city farm is a short walk across the park and hosts events throughout the year. Our kids loved the toddler sessions at the trampoline park at Freedog.

Both of our children were born at this property and we were truly grateful for the facilities in Victoria park and the community that surround it. The park has frequent family events throughout the year as well as infrequent and unplanned balloon landings on occasion. Having such a wonderful park on the literal doorstep is a real blessing. The ability to pop back home whilst enjoying bonfire night, outdoor cinema or arts trail is truly remarkable. Sitting on a blanket in the sun in Victoria Park is wonderful and achievable within metres of the front door.

We developed Hill avenue to be our long term family home, completing the major loft development in 2019. However, we opted to relocate to support family up north. We took the decision to rent the property out, hoping that we would return at some point. As such the house is fully compliant with buy to let and HMO regulations and may be of interest as an ongoing investment. Now that our roots are getting deeper in Sheffield, it is time to reluctantly offer the property to the market."

Hill Avenue borders Victoria Park and is made up of a diversity of Victorian properties. These period homes are situated in a hugely popular part of Bristol, just on the fringe of Victoria Park and in close proximity to the city centre. The area is ideal for commuters both within Bristol and to the cities beyond through the trains at nearby Temple Meads. The local primary school, Victoria Park, is well thought of locally and along with St Mary Redcliffe has enhanced the appeal of this area and nearby Windmill Hill for young families. Within easy walking distance are gastro-pubs such as the Star and Dove, cafes such as the Sundial Kitchen, fruit and vegetable sellers such as The Banana Boat, bakeries such as Bristol Loaf, and many other shops and restaurants. Only a short bike-ride away are the music venues, theatres, cocktail bars, and other amenities of North Street in Southville, Wapping Wharf, and the City Centre. Yet this location is quiet and peaceful. For those looking for green space, there are few, if any, better places in Bristol. Victoria Park itself offers approximately 50 acres of large open space with fantastic views of the city. There is also a child’s play area, café and a marked running route for joggers. Perrett’s Park, with its beautiful views, is only half a kilometre away.

Placed in a row of grand Victorian properties is this five-bedroom mid-terraced home. The ground floor consists of a large front reception room with views that overlook Victoria park. The room benefits from period features including an exposed brick fireplace, period cornicing and ceiling roses. The kitchen-dining room with period features, exposed beams and French doors to the garden, sits to the rear. A separate reception room extends alongside the patio – previously used as an office. The laundry room with w/c completes the ground floor.

The first floor comprises two double bedrooms, a large single bedroom and the family bathroom. Each bedroom has a period fireplace, mantlepiece and ceiling roses. The bathroom sits between each of the bedrooms, with bespoke cedar tile finishing, period roll top bath, flush fit 32 inch Aquavision mirror TV and inbuilt ceiling speakers for viewing from the roll top.

Built in tandem with number 3 and 5 on the street, the second floor is newly converted with two large, high ceiling, double ensuite bedrooms. Multiple skylights and a view of the park complete the master, whilst the equally spacious rear bedroom overlooks the garden.

There is a southeast facing garden with a patio and lawn area that captures the morning and early afternoon sun. The cellar head gives access to the full footprint cellar - perfect for conversion.

This large Victorian home is offered with no onward chain.
