House For Sale £1,350,000
Kenmure Road, Hackney E8

Description
A four-bedroom end of terrace Victorian house with two reception rooms, large kitchen, two bathrooms, cellar, and secluded garden. The home has been lovingly and thoughtfully renovated by the current owners.

In the owners words: ‘’The first thing that stood out to us about the house was the location, particularly the proximity to shops and Overground. Once inside, we were really impressed by the spacious rooms and high ceilings, and loved how tranquil the house was.

We have invested heavily in future-proofing the house since we bought in 2018. We used top of the range materials ensuring all renovations were sensitive to the property’s Victorian age, such as a traditional Welsh slate roof.

We converted the loft, adding an extra bedroom, currently in use as a work from home study, plus en-suite bathroom. The conversion also created extra storage and we also replaced all the guttering. We replaced, as well as restored the sash windows throughout the house, and installed bespoke period style window shutters across the ground floor.

The house has also been re-plumbed with new copper piping, a new boiler, and the electrics have been rewired. A statement kitchen was installed and is a fantastic space to entertain with its bold decor. We sourced Lefroy Brook’s Taps, a traditional Shaw’s butler sink, Granite worktop, and all new appliances including: Falcon Ranger Cooker, Smeg fridge, Siemens washer and separate dryer. The cupboards are handmade and solid wood, so they could be painted in a new colour.

The ceilings and walls throughout the home have been replastered and decorated. The bedroom walls were wax polished by hand to give a luxurious finish. Top quality paints from Farrow and Ball and Fired Earth were used through the rest of the home.

We restored the existing floorboards and added reclaimed Victorian oak boards in the living room, and exposed the floorboards throughout the home. We also installed brand new cast iron radiators from Castrads throughout.

For us, the home feels very peaceful and tranquil, we love the high ceilings, period features and privacy of the garden. It’s a great place to work, entertain and relax.

The location is also fantastic, you are within a 10–15-minute walk to some of the best restaurants, bars, pubs, and food markets in London. If you want a real treat, Bistrotheque in Cambridge Heath has, in our opinion, the best brunch in London.

Within in a two-minute walk you have everything you need from organic grocery shops, a pharmacy, post office, large supermarkets, coffee shops and pretty much anything else you might need. Hackney Central Overground is two minutes away, with the West End easily accessible via Highbury and Islington. Hackney Downs Overground is also very close, from there you can take the train to Liverpool Street and then the Elizabeth Line, to Bond Street in just 20 minutes.’’
