Land For Sale £600,000
Bedford Road, London SW4

Description
This is a rare opportunity to build a contemporary three-bedroom house on a private road in Clapham. In the proposed scheme, the artfully conceived house by architect Mina Shafik will be tucked away from the street, set among neighbouring allotments and residential gardens. Positioned towards the site's eastern border, the living spaces have been carefully designed to interlock around two wonderfully landscaped gardens, maximising their relationship with the natural environment. Designed so that only a lightweight pavilion is visible from ground level, the house will be a two-storey sculptural volume punctuated with strategically placed panes of glazing, sensitively situated within its context. Full details of the planning documents can be found here.

The Tour

Access to the site is through a gated private road leading to neighbouring allotments and back gardens. A wall will run along the southern border, neatly shielding the proposed house from view. From here, a door will open to a south-facing garden, with the sculptural house positioned towards the rear of the site.

The striking ground-floor pavilion will house the entryway, the hallway and the main bedroom. Cleverly designed, a large pane of glass above the front door will replace what would usually be the ridge of the pitched roof, forming a lantern. This will create a bright entryway that will open to a double-height hallway, connecting to the sociable living space below.

The lower-ground floor will be configured in a c-shape around the sunken courtyard. Stairs from the entrance hallway will descend to the peaceful, enveloping, open-plan living space. This capacious room will be illuminated by full-height glazing, with light drawn in from the sunken courtyard and the roof lantern above; a kitchen will be set in the back corner with space for dining and lounging.

Next door, at the centre of the plan, will be a bedroom with built-in storage running the length of one wall. Glazed sliding doors will open from here to the courtyard. A second en suite bedroom will be at the far end of the plan. A large room, it will have built-in wardrobes, and further floor-to-ceiling glazing that will slide open for access to the courtyard, meaning both bedrooms on this floor will feel secluded yet connected to the outdoors.

Upstairs, on the ground floor, the generous en suite main bedroom is situated towards the back of the plan. This room will feature a private balcony with views of the front garden and sunken courtyard. The en suite bathroom has been designed with a walk-in shower and will be hidden behind built-in cupboards, softly dividing the spaces.

A second bathroom with a walk-in shower will be on the lower-ground floor, while extra storage will be located beneath the stairs. Integrated storage for bins and bikes is concealed behind the western boundary on the ground floor.

Outdoor Space

Two split-level private gardens will wrap around the house, creating a natural connection between the interiors and the natural environment. The garden above is imagined as a reinstated English garden, with planted borders and a gentle footpath leading through it. The sunken courtyard would be dotted with trees, with ample space for outdoor furniture.

The Area

Clapham Common, Battersea Park, Brixton, and the River Thames are all within walking distance, with Clapham Common mere minutes from the front door. Clapham is home to various exciting restaurants and bars, including The Little Orange Door, Minnow, Trinity and Sorella. There is a Gail's nearby and plenty of good pubs. The extensive redevelopment of nearby Battersea Power Station and Nine Elms has created a new and vibrant neighbourhood with an influx of shops and restaurants with outdoor seating, including Tapas Brindisa and Tonkotsu.

Bedford Road is also a short walk from Brixton, a lively area known for its excellent food and bar scene. Nearby Brixton Village, Market Row and Acre Lane are all highly recommended destinations. The Ritzy Cinema, Electric Brixton and Brixton O2 Academy are much-loved institutions.

Clapham Common (Northern Line) underground station is a few minutes walk from Bedford Road. Clapham High Street (Overground) is also within easy walking distance.
