House For Sale £665,000
Church Lane, Levington, Suffolk IP10

Description
Designed and built in the late 1960s, this wonderful four-bedroom house combines a warm palette of colours and materials, while retaining many original mid-century details. Centrally located within Levington, a small and traditional village in East Suffolk, the light and generous internal living spaces unfold across 2,173 sq ft over two storeys. A tranquil garden overlooks beautiful countryside and the Orwell Estuary; there is plenty of off-street parking and a garage. Ipswich and Woodbridge are less than 10 miles away, with rail connections from Ipswich to London Liverpool Street in around 70 minutes.

The Tour

Set back from the lane by a private paved driveway, the architectural profile of this house is characterised by its sweeping, steeply pitched roof, elongated windows and red brick walls. Its unassuming façade belies the capacious and perfectly considered internal spaces, laid out to suit relaxed family living.

The house has been sensitively decorated using a warming palette of muted colours, and rooms are bathed in natural light, which enters through glazed doors and stretched windows. The atmosphere is calm and welcoming, and there is a constant communication with the garden and far-reaching countryside vistas beyond.

The current owners also commissioned Plaice Design Company to design an exciting Eichler inspired scheme to re-organise the home’s internal spaces. The architects created a plan sensitive to the original blueprint of the house, including converting the garage to form an additional living area and opening up the existing kitchen, dining and living room. Further proposals are made to alter the external facades, with the addition of vertical timber cladding and a living roof finish to the garage and undertake an holistic landscaping project.

Currently the entrance sits centrally between the two-storey main wing of the house and a single-storey garage wing. This leads, in turn, to a handy lobby, perfect for storing coats and boots. Beyond is the inner stair hall, where flush plywood doors and a striking open-tread staircase immediately make the home's mid-century essence apparent. The living room is the centre of the house and is full of thoughtful touches. Oversized five-finger parquet runs underfoot, and the central chimney breast, with a blackened hearth, is a cosy focal point to gather, relax and read.

The dual-aspect dining room and kitchen combine to create a wonderful fluid space accessed from the stair hall and living room. Light floods in via sliding glazed doors in the dining area. These open to the garden beyond and a choice of patio options, all wonderful spaces for a morning coffee or alfresco entertaining. The kitchen has tremendous amounts of storage, including a large pantry. The simply detailed cabinetry is perfectly suited to the needs of everyday life and easy entertaining.

The snug/bedroom, which lies off the stair hall, is a versatile space, currently laid out to suit study, play and sleep. It has a large recessed cupboard, with purpose-made cabinetry, creating neat storage for this multi-functional room. Also positioned at ground-floor level is a large utility space with a side entrance leading directly to the garden. Adjacent to the kitchen, it is perfectly located as an additional boot room. A shower room and WC complete the ground floor layout.

The distinctive staircase is minimally detailed and ascends to a galleried landing. An excellent level of light is welcomed through a long picture window framing verdant countryside views. Sitting at the front of the house is the main bedroom, where honey-coloured pine floorboards offset moody teal walls. It has a large and useful walk-in dressing area. A further bedroom lies adjacent, this would also make an excellent office. A fourth double bedroom sits to the rear. Here, the exposed pine floor continues, adding warmth and creating a neat continuity. Built-in cabinetry provides lots of wardrobe storage, and a postcard window looks over bucolic rural views. Sitting centrally is a family bathroom, with a separate WC next door. The bathroom is bright, with chrome fittings, a painted wooden floor and a large recessed airing cupboard.

A garage lies at the western end of the plan. Accessed from the parking courtyard and directly from the entrance lobby, this provides abundant storage for outdoor equipment and gardening tools.

Outdoor Space

The rear garden unfolds primarily from the dining area and is the lovely spot for alfresco lunches. It has a central lawned area, perfect for kicking a ball or jumping on a trampoline. Views stretch to the surrounding countryside, and it is shaded by wonderful mature trees making the house feel wonderfully rural. Well-positioned borders of bushes and shrubs add colour and texture and attract a variety of birds and insects. Patio areas at the rear and sides create various sociable places for entertaining or relaxing with a morning coffee. Also awash with greenery and planting is the large front forecourt, with room to park several cars and access to both the garage and rear garden. This is also the perfect location to watch incredible big East Anglian sunsets.
