House For Sale £650,000
Clarence Road, London E12

Description
This stylishly refurbished three-bedroom period home is bursting with character, as well as being located in an excellent spot, where in just a few minutes you can either stroll to the vast green space of Wanstead Flats, or head to Manor Park station for speedy access to the West End via the Elizabeth line.

Inside the 1,276 square foot home, you’ll find unique elements, such as the cellar space and rear conservatory, as well as plenty of those much-loved Victorian features, like the ornate fire surrounds, parquet flooring and beading work. There’s even potential to extend should the need arise.

If you lived here...

Even the approach to your home will fill you with pride, with the striking brickwork, gorgeous front archway, vintage-style door, stunning bay windows, Victorian tiled path and rich fauna-filled front garden. You’ll be just as delighted inside as you step into your hallway, beyond the two immaculate reception rooms, past the convenient downstairs bathroom, and into your stylish and contemporary kitchen, with adjoining conservatory.

The south-facing garden at the rear is a tranquil den, with an air of seclusion thanks to the mature trees lining the perimeter. You’ll love opening the conservatory doors and enjoying a coffee on the patio during warmer days.

Upstairs, you’ll appreciate the smart family bathrooms, while the three bedrooms are spotless. The master bedroom at the front is particularly striking thanks to the stunning custom-storage, vintage fire surround and timber floors.

Head beyond that lovely front door, and you’ll find Wanstead Flat a few minutes north on foot. Once the favoured hunting ground of Henry VIII, it’s still as popular today, but as a place to jog, dog walk or simply relax.

How about stopping off at the the Golden Fleece after a stroll there? Newly-refurbished, it's a traditional pub with a beer garden, well-stocked menu and a great selection of locally brewed ales - and it’s a 13 minute walk from your front door.

As well as having Manor Park station so nearby, Woodgrange Park overground station is less than five minutes on foot for the Gospel Oak to Barking line (handy for Hampstead Heath or the Essex seaside).

What else?
- Drivers can be on the North Circular in less than ten minutes.
-You won’t ever be stuck for essential items thanks to the great selection of convenience stores on Romford Road.
- You have an abundance of primary/secondary schools within a one mile radius rated 'Good' or better by Ofsted.

A word from the owners...

"We have really enjoyed living in our bright and happy house. The road is quiet, the neighbours are friendly, there is so much convenience - one of our neighbours is a beautician and it has been really handy having her 3 minutes walk away for the best brows and smoothest legs ever (!), another is an award winning hairdresser & colourist who comes to our house to do my hair.
Our lovely childminder is a 90 second walk away. Everything has been so convenient! We both use local gyms (313 fitness 3 min walk away, and the Reformery 15 mins walk), and have loved walking down to the Cranmer Road arches to have brunch at Tracks or dinner at Fiore (the most delicious pasta). There are other great eateries nearby like Cafe 621 (yummy Lebanese) and Peri Bros, along with all the amenities in nearby Forest Gate. Manor Park Library has hosted some great art events, we once attended a curry art tour which was both fun, interesting and tasty!
We are a 5 minute walk to Manor Park Station and Woodgrange Park, and the 101 bus gets to Wanstead in about 15 minutes, so it never takes long to get anywhere. Now Crossrail has opened it has halved my journey getting into my office in West London.
Both ourselves and our neighbours fell pregnant within a year of moving onto Clarence Road, Im sure the safe, bright and happy feel helped with that, it has been such a lovely house to grow our family in."
