House For Sale £1,250,000
Beacon Lane, Little Bealings, Suffolk IP13

Description
Occupying a tranquil location overlooking the Fynn Valley, this wonderful five-bedroom house is an ingenious renaissance of a mid-century design. The home was recently subject to a comprehensive reconfiguration and extension to create a series of beautifully light and sociable living spaces that flow freely across a split-level plan of approximately 2,794 sq ft. It is surrounded by almost half an acre of garden, with several dining terraces, an outdoor kitchen and an independent studio. The location, five miles from Woodbridge, offers immediate access to the Suffolk countryside and the beautiful coastal towns of Orford and Aldeburgh lie around 15 miles east.

The Tour

A private lane from the road leads to the large paved courtyard with plenty of parking space, bordered by a low buff-coloured brick wall and verdant borders. The front elevation is characterised by a new crisp white render atop a blackened brick plinth and decorative panels of Siberian larch. The homes’ silhouette cuts a sleek profile against the big Suffolk sky behind. A delight of a house, the sharp exterior is a far cry from what unfolds within.

The primary entrance is via a projecting gable. Here, glazed screens sit aside the dark grey front door, allowing light to flow around the generous reception hall beyond. Replete with ample storage for everyday paraphernalia, this forms an axis to both the original single-story footprint of the house and the impressive primary living areas beyond.

A short flight of stairs descends to a double-height, capacious extension positioned at the back of the house. Designed with clarity of thought and rigorous attention to detail, the clever combination of free-flowing volumes, considered materials, and varying textures has resulted in a highly engaging, light-filled series of spaces ideally suited to family life.

Cooking, dining and relaxing all take place in a playful and versatile open-plan layout, when an extraordinary quality of natural light falls through swathes of glazed screens, windows and roof lights. The sitting and dining spaces flow from one another seamlessly, following the pitch of the roofline, with the dining space opening to a sunny terrace on the western side of the house. In the kitchen, exposed white-washed ceiling joists run overhead, creating striking visual interest. It is laid out for easy entertainment and houses an abundance of beautifully crafted cabinetry. Window seats on either side of the cooking area allow a restful spot for taking in the panoramic vistas of the valley. A handsome spiral staircase leads a mezzanine level above. With sweeping views, this is a beautiful place to congregate and socialise. Linking the front and rear of the house is an inner hallway with a built-in desk. Lying adjacent is a handy utility room.

Five double bedrooms and three bathrooms span the upper level. Each of these rooms offers a private retreat with calm, quiet aesthetics and considered attention to layout and details. All the bedrooms have excellent levels of natural light and beautiful leafy garden views from different angles. The main bedroom is particularly lavish, with a plenitude of storage and a luxurious en suite bathroom. There is a centrally positioned large family bathroom with a free-standing tub, a separate shower and Lusso stone tiles. An additional WC sits off the hallway.

The superb studio or home office, previously the garage, is positioned to the side of the house. Externally, it harks to the barn-like extension, with its black render finish and slatted larch panels. This monochrome composition continues internally. Glazed doors at the front and side open to a meticulously considered and detailed space, currently laid out to suit drawing, meeting and making music. There is a WC, and kitchenette facilities are neatly housed beneath a wide postcard window that frames far-reaching rural vistas.

Outdoor Space

The garden feels wholly integrated into the design of the house, creating a harmonious equilibrium between the architecture and its surroundings. It is laid mainly to lawn interspersed by mature trees, hedging and raised beds. Designed to capture the sun’s daily path, a paved terrace extends in front of the dining area and provides the perfect spot for lazy alfresco lunches and an afternoon of napping on enticing day beds. A short flight of stairs ascends to a raised outdoor cooking area, replete with a barbeque, a sink and a fridge.

Hidden away in one corner is a garden shed. Adjacent is a further patio, perfectly positioned to enjoy sundowners by the firepit. Vertical larch slatted doors front a double carport. Also used as a workshop, there is ample room for storing bicycles, surfboards and football nets.
