House For Sale £675,000
Rushbrook Crescent, London E17

Description
Unfolding over three floors, this beautifully restored four-bedroom home is situated on a peaceful corner, moments from the grounds of Lloyd Park. Just beyond, you’ll find the many perks of Walthamstow Central and Blackhorse Road, including an array of award-winning eateries and excellent transport links.

There’s a spacious garden at the rear, while inside the well-proportioned rooms are full of natural light and period features, with a bathroom on the first floor and in the converted loft.

If you lived here...

You’ll love the feeling of seclusion that comes from living on this set-back corner, tucked behind a row of mature trees. And as well as that private garden at the rear, you’ve also got the ground of Lloyd Park just a moment away, so you’ll enjoy having so much nature nearby.

Inside, your reception room is full of period charm, with light spilling in from the generous window. Highlights include the stripped wooden floorboards, feature fireplace, custom shelving and mid-century-style feature wallpaper.

You’ll find more of these features in the charming kitchen/dining room at the rear, as well as rustic tiles, timber cabinets, traditional beading and integrated appliances.

Upstairs you’ve got a further two floors of immaculate space. The loft is a glorious light-filled sanctuary, with more of those thoughtful features and decor, as well as a spotless ensuite with a countertop basin, walk-in shower, gorgeous tiles, vintage-style fittings and ample storage.

The three bedrooms on the first floor are just a pristine - with soft carpeting underfoot, as is the family bathroom, which benefits from modern yet vintage-style fittings such as the towel radiator.

Outside, as well as having Lloyd Park on your doorstep (where you’ll find everything from a skatepark to bowling green), you’ve got a choice of two excellent pubs, the Dog and Duck and the Tavern on the Hill, both around ten minutes away in opposite directions.

As for eateries, head towards the Bell junction and you’ll come across some great options, including vegetarian-focused cafe Buhler, award-winning pizza restaurant Yard Sale, and the popular Spicebox.

Walthamstow Central station is around a 20 minute walk (or quicker hop on the bus), and will get you directly to Oxford Circus or Liverpool Street in twenty minutes via the Victoria line, but you’ve also got the option of heading directly to Blackhorse Road on foot, where you’ll find more transport options and amenities.

What else...

- There’s much excitement about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens this year - and it’ll be less than a mile from your front door.
- If you want a change of scene from the park, head to Fellowship Square for the fantastic fountains, a delight for people of all ages, and cultural events organised by the local authority.
- For essentials and more amenities, head to Walthamstow Central, where you’ll find Europe’s longest market on the High Street, the nine-screen Empire cinema and the chains found in the 17&Central shopping centre.

A word from the owners....

"We fell in love with this house the moment we walked into the kitchen. We came here as a couple so excited to be in our first home! And now we are regretfully leaving after 11 years with our daughter and cat! There are amazing pubs, breweries, restaurants, cafes and shops, hair and nail salons all within walking distance. We spend our lives in Lloyd Park. Our daughter went to nursery there and now goes to Hillyfield Primary. There's often
a weekend trip to the market.

We absolutely love Walthamstow for all the amazing things it has to offer. The market and the village and the forest, marshes and wetlands are on our doorstep. The transport links here are amazing. Being on the edge of the stow it's always been quick to get away for Weekends. And multiple routes to the stations mean everything is always close.

We've grown our family in this small and perfectly formed house. Looking out from the loft is always peaceful and a great spot for fireworks when the time comes! The shops and chemist across the road are extremely convenient and will defo miss nipping out in the middle of dinner to get a missing ingredient!"
