2 bed Flat For Sale £1,595,000
Hemingford Road, London N1

Description
Positioned within the sought-after Barnsbury conservation area is this exemplary two-bedroom maisonette situated on the ground and lower-ground floors of a handsome Grade-ii listed Victorian villa. An impeccable level of detail and craftsmanship defines the house, with special consideration given to the bespoke paint colours, hand-crafted joinery and carefully preserved or reinstated period features. An unusually large, sensitively planted garden, home to a mature olive tree, flows from the rear bedroom or the central hallway.

The Designer

Hamish Vincent is a London-based interior design consultancy focusing on residential homes in London. Their designs seek to create effortlessly beautiful and functional spaces that prioritise quality and bespoke interventions that seamlessly interact with the original fabric of the buildings they work within.

The Tour

Hemingford Road sits just behind Thornhill Square within the Barnsbury Conservation Area. The largest conservation area in Islington, it is defined by its late Georgian and early Victorian terraces. This imposing early Victorian villa is characterised by its white stucco and stock brick façade, punctuated by vast sash windows.

The building is set back from Hemingford Road behind wrought-iron railings, where a communal front door opens onto a small lobby area. The front door to the apartment opens to a central hallway. Here, there is a palpable feeling of volume and light owing to the white-washed walls and tall ceilings. The living area lies at the front of the plan and has two classically arched sash windows with original box shuttering. The wall panelling and cornicing have been sympathetically reinstated, adding a sense of grandeur, while bespoke mansion weave parquet flooring grounds the space, flowing throughout the apartment. A reinstated Italian marble fireplace surround sits at one end with a bespoke wall of shelving neatly concealing all electrical wiring at the other.

A striking shaker-style kitchen lies adjacent, separated by a black-framed Crittall door. Painted in the bespoke shade of 'Hamish in Barnsbury', created by Fenwick and Tillbrook, this deep racing green creates a distinct contrast against the monochrome marble worksurfaces and splashback. The bespoke cabinetry has been painstakingly constructed from oak and features a cleverly concealed pantry cupboard. All appliances are fully integrated save for the six-burner Lacanche cooker and oven at the rear. A built-in leather banquette lies on the opposite side, with drawers underneath for additional storage. The enormous mullion sash window in this room frames luscious views across the garden.

Two light-filled spacious double bedrooms sit on the lower-ground floor. Through a keystone arch lies the main bedroom, where further sash windows bathe the room in natural sunlight owing to the home's west-facing orientation. Floor-to-ceiling oak wardrobes extend the breadth of the room, and brass fixtures add a dash of texture. Integrated light switches feature on either side of the headboard for ease. The tranquil en suite bathroom is predominantly executed in grey marble tiles with a large oval shape bath.

The walls of the second bedroom have been painted in a bespoke shade of calming blue also by Fenwick and Tilbrook. A versatile space, this room suits multiple configurations, either as a second bedroom, snug or home office, owing to the fold-down bed and built-in desk with shelving surround. There is further access to the garden from here. An additional shower room on this floor, warmed by underfloor heating, is clad in grey Italian terrazzo tiles by Inopera with a geometric concrete sink.

Outdoor Space

Flowing from the rear of the house lies a thriving garden with carefully planted borders filled with evergreen plants and shrubs. A large lawned area sits in the centre, with a patio at the front, large enough to include multiple seating areas. Enclosed by an original brick wall and impressive mature trees, this is a wonderfully private, peaceful area to sit, read, or dine.

The Area

Barnsbury is a popular area of Islington, positioned between Angel and King's Cross. There are several weekend food markets within walking distance for fresh independent produce and excellent health food shops on Caledonian Road. The house is also positioned only moments from Sunday, a neighbourhood favourite for brunch and coffee.

King’s Cross and Coal Drops Yard are also within easy reach; the recently redeveloped space is home to a magnificent public square with choreographed fountains and restaurants, including Caravan, Vinoteca, Dishoom, Granger and Co, plus A.P.C, cos, Margaret Howell and Wolf and Badger.

Nearby Upper Street offers a wealth of retail, culinary and design amenities, including Ottolenghi, Gail's, Le Creuset, Space nk and twentytwentyone, as well as a host of national and independent retailers and restaurants. Green space is provided by nearby Thornhill Square, Barnsbury Square, Barnard Park, and Highbury Fields, slightly further afield, which has tennis courts, a playground and a swimming pool.
