Coldharbour Road, Westbury Park, Bristol BS6

Description
"I was gutted about leaving this cottage when relocating for work. I had always dreamed of owning a historic cottage, but I never expected to find one in my favourite city, particularly not in Redland. As soon as I entered, I knew this was the place for me; original beams, stone floors and a cosy wood-burning stove and Paddington Bear in the porthole window told me it was a happy home (pb even receives letters from locals!). I soon became part of the community centred around the Cambridge Arms pub down the road. One neighbour presented me copies of the original 1678 deeds, and another told me there is a 1609 map that shows the cottages. The opportunity of owning a private freehold house for the same price as a flat with all the leasehold issues was a no-brainer. When I relocated, it was the perfect property to rent out. With so many viewings, I had the pick of the bunch with my tenants who left for new pastures."

Redland is one of the most sought-after parts of Bristol and features many tree-lined roads, parks, and green spaces. The area is highly convenient, being placed in between several hugely popular parts of Bristol; to the north is Westbury Park and the green expanse of The Downs. To the west are the independent shops and cafes of Chandos Road, Cotham Hill, and further to the larger establishments of Whiteladies Road and Clifton, including Bravas, Pasta Loco, and Burra. To the east is Gloucester Road, running through the popular areas of St Andrews, Bishopston and down into Montpelier, lined with popular bars, restaurants and shops.

Sitting on Coldharbour Road is this enchanting 16th-century two-bedroom cottage. Conveniently located within a 5-minute walk to the southern boundary of Clifton Downs, a 400-acre park with paths perfect for cycling and running, open expanses of fields where people go to socialise and relax, alongside a viewing point over the gorge. It also has a handy corner shop, pizzeria, dog-walking park and cosy local pub less than a two-minute walk away.

The home is convenient into or out of Bristol, a 15-minute walk to Redland Station allows a leisurely commute to the City Centre. Positioned outside the cpz (Controlled Parking Zone), there is free on-street parking with Bristol Parkway station, Filton Business Park, and Cribbs Causeway, all within a 15-minute drive. The cottage owner has a "first refusal" to rent a garage opposite the property.

A truly unique property with a warmth of character befitting its history. The cottage has been recently refurbished but retains the charm of an artisan’s cottage, believed to have stood for over 400 years; one of only a handful of buildings in Bristol dating back to the Elizabethan era.

Through the thoughtfully crafted solid wood front door with Bristol Blue Glass bullseye inlay, you are met by an enclosed porch. An internal door reveals the sitting room with oak beams, original flagstones, a beautiful exposed brick chimney breast, and a log-burning stove nestled into the fireplace. The thick stone walls and floors keep this space cosy in the winter and cool in the summer.

To the rear of the cottage is a brightly lit, L-shaped kitchen that has been recently renovated with warm, natural wood worktops, quartzite stone tiling and slate floor. A porcelain sink sits between a washer/dryer and an integrated dishwasher, whilst a brand-new gas/electric cooker and upright fridge/freezer stand opposite.

Walking through, you will find a clean, modern bathroom with a “rain” shower powered by a brand-new boiler controlled by a Nest smart thermostat and a bath set in white suite wood and black marble floor tiling. Back to the lounge, you will find carpeted stairs ascending to the second level.

Upstairs is a guest room/study with a premium double sofa bed and folding work desk. There is also a large loft on the landing for any excess items from the move.

Next door, you will find the master double bedroom with the original fireplace, more exposed beams, built-in wardrobes, ample storage space, and concealed floor safe. Plantation blinds and secondary glazing keep you warm in the winter months. Also, you will find a porthole window where Paddington Bear has stood proudly for the last half-century. Locals have affectionately known the property as Paddington Bear’s house.

This characterful two-bedroom 16th-century cottage is sold with no onward chain.
