This individual and distinguished Victorian 7 bedroom, 3 reception, attached period home was once originally part of the historic Saltram estate, being completed in 1886. Set in a generous plot accessed off a private driveway, the property is situated in the popular and convenient location of Merafield, Plympton. The commanding position of the property enjoys both a high level of privacy within the gardens of circa 0.3 acres, and far reaching views from the upper floors across Plympton to the local countryside including Dartmoor in the distance.

The exterior of the property is faced in limestone, whilst the well-proportioned interior rooms are typical of those found in grand houses of the Victorian and Georgian periods, offering generous room sizes, high ceilings and plenty of light from large windows.

The heart of the home features an impressive staircase with the accommodation set over 3 storeys, presented to a very high standard. Whilst the owners have modernised the property, they have retained an abundance of character features including high ceilings, ornamental fireplaces, ceiling coving and roses, dado rails, picture rails, stained glass features and original doors etc .

The gardens include a large lawn and patio areas for al-fresco dining. A substantial parking area at the front of the property with an additional double garage provides plenty of parking for vehicles.

The sheer size of the accommodation set at approx 4,632 sq ft, could present an ideal opportunity for purchasers looking for a variety of uses including multi-generational accommodation, those looking for space for home/office working or those looking to create a boutique guest house (subject to any necessary consents). A large attic room offers storage and further potential accommodation for a variety of uses (subject to any necessary consents). The property also boasts gas central heating and uPVC double glazing.

An internal viewing is highly advised for buyers looking for a well presented and maintained character home, yet within a convenient spot both for Plympton, The Moors and the South Hams.

Situation Historic in origin, Plympton is now a thriving suburb on the edge of Plymouth between Dartmoor and the A38 Devon Expressway. Similar in feel to a small town, Plympton enjoys a range of amenities including primary and secondary schools, shops, banks, swimming pool and leisure centre. The city centre of Plymouth is in easy reach and there are many restaurants, bars, shops, cafes and water-sports to be enjoyed on the famous water-front. Grammar and public schools, university, department stores, theatres, cinemas and main line station can also be found in the city centre. Dartmoor National Park offers stunning scenery for walking, climbing and horse-riding. Beautiful beaches such as Wembury are about a 20 minute drive away. Saltram House and Park being a 5 minute walk away from Merafield House.

Historical note During the lifetime of the second Earl of Morley the family faced hard times and were forced to lease Saltram House to tenants. The third Earl restored the family fortune and in the mid-1880's began the building of Merafield House on the Saltram Estate, with the intention to accommodate his mother whilst he resided at Saltram House. During the period of building she chose not to take up residence at Merafield and it was decided that it would be occupied by William Vosper, the Yeoman to the Saltram estate. In 1957 Merafield House was sold off prior to Saltram House and Park passing into National Trust hands.
