Mabry Way, Seaton, Devon EX12

Description
Beautifully presented 3-bedroom semi-detached house situated on the new Bovis Homes development with garden, garage and parking.

The Property:
1 Mabry Way is an extremely well presented and deceptively spacious 3-bedroom semi-detached property built about 7 years ago. Situated on the Bovis Homes Pebble Beach Development, the property is a Tetbury' house design and offers plentiful living and accommodation space, alongside a well-kept garden, garage and parking. The current owners have improved and extended the property with the addition of a sizeable conservatory to the rear. This now creates a lovely open plan living space which overlooks and opens onto the rear garden

The front door opens to an entrance hall with grey wood effect flooring which flows through the whole of the ground floor. On the left of the hallway is a fully fitted modern kitchen with white gloss base and wall units, integrated fridge freezer, washing machine, dishwasher, and sink. There is a fully fitted integrated oven, with a separate gas hob with glazed splashback and extractor, alongside wood effect worktops with matching upstands. A wall cupboard houses the Potterton gas central heating boiler whilst there is an additional cloakroom with a concealed cistern WC and a pedestal wash basin. There is a spacious living room/diner with separate deep understairs cupboard housing the consumer unit. A large arch opens to a large conservatory which was added a year ago with 3 Velux windows to the ceiling with windows to two sides and French doors opening to the garden which creates a very light room.

Stairs from the entrance hall rise to the first floor where there are two bedrooms - bedroom 2 is a good-sized double room and bedroom 3 is a smaller single room. This floor also has a fully fitted modern family bathroom with white suite including bath with central mixer taps and shower over, WC, sink, towel rail, part tiled walls and tiled flooring. A door leads through to a second flight of stairs which lead up to the master en-suite bedroom which is a lovely double bedroom with dormer window and large built-in wardrobe. There is an en-suite shower room with Velux window, part tiled walls, tiled floor, towel rail, walk-in fully tiled shower, WC and sink. This property benefits from uPVC double glazing, gas central heating, smoke detectors and modern fixtures throughout.
Outside: Railings to front garden with a pathway and a couple of steps leading up to the front door. A pathway continues through the front garden which is low maintenance with a mixture of shrubs and chippings to one side and small lawn to the other leading to a side pedestrian gate giving access to the side of the property and rear garden beyond.
The pretty, rear garden can be accessed via the sunroom with a patio immediately adjacent to the rear of the property with pathway and gravelled area leading to side of the property and side pedestrian gate. Beyond the patio area is a lawn with pathway to side and decked seating area at the end of the garden. A pedestrian gate at the rear leads to a block of garages with a single garage for number 1 with parking space in front. The garage has an up-and-over door with pitched roof providing storage.
