House For Sale £500,000
North Craig, Windermere LA23

Description
Welcome to No. 17. Bought in 2005, this has been a much loved retirement home and it is with great reluctance that the owners have decided to sell in order to move closer to their family.

Chosen for the practicality of single level living in a true bungalow (very rare these days!), the exceptionally convenient location being mid way between Windermere and Bowness on Windermere, the great Lakeland Fell views from the sitting room and bedroom and the generous garden area – at the back it’s an absolute sun trap and very private as well. In their time, the owners have improved the bungalow by both extending and embarking on a comprehensive program of improvement. The great single storey extension at the back opens to the garden, they also replaced the kitchen, ensuite shower room and family bathroom fittings with contemporary suites, replaced the boiler, installed uPVC windows and external doors and replaced the rainwater goods, fascia and soffit boards with uPVC, inset into the soffit boards on both front and rear elevations. All in all, the bungalow is neat and very well presented – ready for a buyer to move straight in and start enjoying life in North Craig.

Location

Offering that super combination of a quiet residential area with one that is extremely accessible for all that the villages of Windermere and Bowness on Windermere have on offer. This lovely residential area maintains its sense of community and neighbourhood by being for main or second home occupation only – no holiday letting permitted. Residents can also enjoy the benefits of the 597 bus which provides a ‘hail and ride’ service on Tuesdays and Thursdays. This provides a service up into Windermere village, Booths and the train station, an exceptionally convenient and valuable service for those without a car. North Craig is a great location for car-less living as the doctors, dentists, vets, shops and cafes are all within walking distance. The setting is slightly elevated off the main road and affords views of the Lakeland Fells over the roof tops of the bungalows opposite. The back of the property gets the sun in the morning and over lunchtime when it then moves round to the front for the afternoon and evening providing some lovely sunsets. There’s much to recommend this quiet and accessible setting; why not come and see for yourself?

Accommodation

Hallway

Garden Room (4.57m x 3.33m (15'0 x 10'11))

A super extension, built by the present owners in 2010. With picture windows to two sides there’s a great outlook to the rear garden with French windows leading outside as well. There is a solid fuel stove in a corner position and set onto a granite hearth – an attractive focal point and making this a strong contender for best room in the bungalow (the sitting room remains our first choice though!). TV point, phone point, laminate flooring and fitted blinds. The owners tell us this is a lovely room for use in the daytime where they can watch the birds in the garden and it also makes a super dining room with space to spread out when they’ve guests.

Kitchen (2.59m x 2.54m (8'6 x 8'4))

Refitted by well regarded local firm Atlantis Kitchens of Kendal in 2018, the contemporary cream high gloss slab units with integrated handles look sleek and stylish. Making the most of the space available there’s a carousel corner unit, a column of pull out shelves for easy access, bottle and tray stores. Worktops and splashbacks are in the same material, chosen for looks and practicality as it’s easy to wipe clean. Integral neff appliances comprise a double oven and grill/microwave, induction hob and extractor fan. Space for a washing machine (Miele washer installed), space for a fridge freezer (a Hoover appliance is in situ) and Franke stainless steel sink unit with mixer tap. There’s a pleasant aspect to the rear garden for when you’re washing the dishes. Vinyl flooring and downlighters.

Sitting Room (6.07m x 3.56m (19'11 x 11'8))

Double opening part glazed doors open wide into this lovely light room where the dual aspect windows immediately draw you in – you’re rewarded with a view of Crinkle Crags and the Langdales rising above the neighbouring roof tops. An attractive fire surround houses a gas fire. Television point and coving to ceiling.

Bedroom One (3.81m x 3.48m (12'6 x 11'5))

Fitted with a range of furniture by well regarded local contractors Panorama in 2017 there are two double wardrobes, a single wardrobe, matching dressing table with mirror and two matching, freestanding, bedside chests of drawers. A rather neat design feature is the further set of matching double doors which appear to be another wardrobe but open to the ensuite. Very clever indeed! Coving to ceiling for the finishing touch.

En Suite Shower Room

A corner shower with boarded walls, vanity unit and loo. Mirror and shaver point, tiled walls, vinyl tiled floor, Newlec extractor fan, heated towel rail and downlighters.

Bedroom Two (3.58m x 2.72m (11'9 x 8'11))

In 2017 Panorama also worked their ingenious magic storage solutions in this room with two double wardrobes, a single wardrobe, two bedside chests of drawers and a row of high level cupboards above the bed. Coving to ceiling.

House Bathroom

Housing a bath, shower cubicle with boarded walls and electric Mira Sport shower, pedestal wash basin and loo. Fully tiled walls, heated towel rail, wall mirror and vinyl tiled floor.

Outside

Driveway

Parking space is always at a premium and here, pulling in off North Craig the driveway provides space for three or four cars, parked end to end. The drive has been block-paved in an attractive herringbone pattern with contrasting edging pavers. For security the external carriage lights have sensors fitted. The block paving continues around the front of the bungalow.

Attached Garage

For mobility reasons a new set of steps have been added to the front door meaning that the garage is presently inaccessible for a car, but these could easily revert back allowing a vehicle to be housed. Electric roller door, gas and electric meters, electric consumer unit and uPVC personal door to the rear garden. Space for a tumble drier (Hotpoint) and freezer (Beko). Light and power.

The main garden is at the rear of the bungalow – it is enclosed and therefore safe for children and pets, it’s also very private indeed.

Doors lead out from the garden room, hall and garage and there’s a gated path round to the side. An Indian sandstone path runs next to the property and extends to a circular seating terrace which makes a super spot for a dining table and chairs – on a sunny lunchtime this is a favourite place for the owners. Raised beds edged with Lakeland stones edge the gently curved borders which are well stocked and lovingly tended. A wide variety of flowering shrubs add spring, summer and autumnal colour and structure to the planting scheme, amongst them azaleas, rhododendrons, acers, Red Robin and flowering cherry. There are apple trees (both cooking and eating varieties) and plum trees – productive for jams and chutneys if that’s to your liking.

From January a progression of bulbs lead the garden’s way into spring colour – starting with snowdrops and hellebores and moving to crocuses and daffodils.

A wooden summer house with double opening part glazed doors is positioned to get the best of the day’s sun in the back garden and provides a lovely sheltered seating spot – we are reliably informed it’s a super G&T spot! It’s been insulated for warmth to extend the months of use. Electric power points arealways handy for a radio or small heater.

Walls and fences create the privacy which are adorned by a variety of climbing plants including jasmine and clematis. A wisteria climbs on the pergola which sits atop a garden shed.

The side garden is very much a working area and houses the bins (both compost and refuse – the paved path enables them to be wheeled round to the kerb for collection with ease).

Set back off the road by an attractively landscaped, well stocked and carefully tended front garden. Gravel paths wind in between beds edged with Lakeland stone which feature larger rockery stones in amongst the planting. There are plenty of snowdrops to start off the year here in the front garden too and planting has then been designed to provide seasonal interest and colour including flowering shrubs; hydrangea, rhododendrons, azaleas, broom, skimmia and lavender amongst them.

Also worth a mention is the North Craig boat store. This is situated at the very head of the cul-de-sac and is for the use of residents for boat and trailer storage. Locked for security, a key is needed for access.
