House For Sale £950,000
Gomshall Avenue, Wallington SM6

Description
This striking four-bedroom house in Wallington combines expert craftsmanship, eclectic materials and hidden volumes to establish living spaces with a seamless sense of flow. An unexpected upside-down house, the hovering volume of the upper storey at ground level conceals the expansive living and sleeping spaces that stretch out alongside the courtyards below. The verdant lawn and sunken courtyards are perfect for socialising and exercising a green thumb. The parks, schools and shops of Wallington are a short walk away.

The Tour

This newly built house in Wallington has been beautifully conceived, set at the back of its substantial south-facing plot. Only the ground floor is visible from street level, rendered white and punctuated by aluminium-framed windows. The entrance is approached along a private driveway and lawn. It opens to the minimalist kitchen and reception room, which occupy the ground floor. This is an expansive space with a strong connection to the outdoors.

Throughout the house, concrete has been used to establish varied texture, warmth, and drama. On the ground floor, it has been employed in the tactile micro cement worktops in the kitchen and polished concrete floors. This semi-industrial backdrop is complemented by the warm birch ply of bespoke kitchen cabinetry. A box window to the side of the kitchen juts out over the lower courtyard creating an unexpected sightline through to the downstairs living space.

Individual cast concrete treads set within a glass stairwell bound by a sculptural hand-crafted iron bannister snake in a spiral down to the lower-ground floor lobby. This floor has a rooted and peaceful atmosphere and is home to the bedrooms and another reception room. Shuttered concrete walls have been inlaid with bark patina lending a natural and textured finish. The second reception space sits between two lusciously planted courtyards. Here, wide Crittal style doors open out to the larger of the two allowing a beautiful through breeze.

Two tranquil bedrooms follow from either side of the central lobby. Slim skylights overhead illuminate the space. The calm main bedroom overlooks the larger courtyard and has an en suite. An equally sized double bedroom at the other end of the plan adds a sense of balance to the floor plan. In between, two further double bedrooms face out onto the courtyards; either could easily be configured as an office or a snug.

The three bathrooms have an almost monastic quality, with light gently falling from above on the concrete surfaces. Exacting attention to detail throughout ensures the fixtures and fittings amplify the quality of the design. Matt black light switches and sockets run along the walls, echoing the fixtures and fittings in the bathrooms.

Off the central lobby, there are large storage cupboards, useful utility room and an additional cloakroom. The house has been fitted with a heat recovery system and solar panels, along with excellent insulation making it economical to run. There is a parking space for two cars on the driveway and an electric car charging point.

Outdoor Space

A luscious lawn stretches out beside the kitchen on the ground level. Bordered by raised beds for planting, these would make a wonderful home to climbing jasmine or clematis. There is space on the patio beside the kitchen for a dining table and chairs, making this a sociable sun trap.

To the side of the driveway, a floating concrete staircase leads down to the larger of two sunken courtyards. Dramatic concrete walls bound the space, which is softened by the luscious greenery that fills the central bed. Planted with abundant ferns and grasses, as this hidden garden establishes, it will take on a verdant, almost tropical, feel as it develops. The large courtyard can be accessed from the main bedroom and the lower reception room, creating a dynamic flow of space and breeze throughout the lower level.

The Area

Wallington has excellent local amenities with expansive parks and playing fields and a series of brilliant schools. Gomshall Avenue is well-placed for all of these facilities.
